For 11MP the main beneficiaries are Major Construction companies. Then those who supply materials for construction like cement & steel (steel might still be dragged down by China dumping)

Then there are other small supporting players which play a part in construction like Ipmuda, HiapTek, BPuri, KPSCB and others which distribute construction materials.

And through RM250 Billions capital expenditure all others will also benefit by better roads, electricity & etc including TaAnn directly or indirectly.

For Karambunai there was a specific mention in PM Najib's 10MP Speech regarding the Special Focus of www.nexusresorts.com

Does it mean the private placement is done or just proposed?

My Johor buddy got stuck in TMS(The Most Stupid) when I told him to buy 11MP Shares. One Johor buddy loaded up on CMSB at Rm4.79 and Naim at Rm2.56. Now sitting on handsome gains.

Since we can't see the future just buy some. See those who bought Focal Aims at 11 cents and Tebrau at 10 cents. They didn't wait too long to see results.

So buy when there is value. Leave market timing to fortune tellers

It's all in this kbunai tread. Please scroll backward and study them in details. I use a simple formula that all can understand.

Lands were bought long ago still at Old Old Ancient Value.

As low as RM2.75 Per Sq Ft. So if up 10 x = Only RM27.50 psf only at the most conservative estimation.

Now just multiply NTA of 15 cts by 10 times = RM1.50.

So When you buy Kbunai at 7 cents you get a RM1.50 worth per share.

If that is not a bargain then what else is a bargain in this KLSE Bull Run?

The one tract of land Kbunai can monetise is the bukit unggul land, about 1300 acres excluding the 65 acres of bukit unggul golf club.. The parcel of land is in dengkil, southeast of putrajaya, northeast of Salak Tinggi.. The reason Salak Tinggi was mentioned is because, recently, Paramount Corp Bhd bought 237.3 acres of freehold land in Salak Tinggi at about RM 22 psf.. Sunsuria Bhd bought out its partner Sime Darby's stake in a JV of a development in Salak Tinggi.. The transaction values the land at RM41 psf.. It was transacted at RM41 psf because of better infrastructure(ERL station) and a Xiamen Malaysia university..

Take the price of 20 psf, that piece of land is worth RM 1.13 billion.. It is almost 2.8 times its market capitalisation, but that same piece of land has been devalued once in 2011 by a given reason "to stop developments on hilly areas by the Selangor state government". The actual reason is in the footnote 25 of the 2011 annual report..

The shareholders need to have a rock solid patience to counter the problem of when will it be materialised. There is one interesting shareholder in its 2014 shareholding list. Tan Aik Pen of TSH Resources Bhd.

Yes, I already have an internal assessment of those Bkt Unggul lands (Book value RM2.75) is worth at least RM20 to RM30 psf. So at RM20 psf I have now been vindicated by facts.

As to Selangor Govt restricting building in Hilly areas. Necessity will dictate its best use. See how they managed to build houses on Gasing Ridge in PJ? In spite of howling protesters there are houses built there. Right on top of Gasing Ridge.

And Desa Park City (A Hilly Outcrop). Ha! It has been transformed into a most desirable place now. I stayed there for 2 days. So I know it personally.

There was a Very Successful Multi Billionaire Real Estate Investor in USA. What was his secret?

His secret is this. When he saw 2 Growing Cities he will buy up all the available lands in between these 2 growing cities.

Firstly, bukit unggul cannot be developed... secondly even if illegally developed, cannot sell.. hahaha,, dead duck
