You see. That is the Reason Why PM Najib promised RM100 Millions for NEXUS KARAMBUNAI For a RM6.5 Billions Redevelopments.

This few villas SHOW your ignorance that there can be no proper development. The Land if Flat & Ideal for Development.

It also SHOW you that there is a My Second Home Program. This SHOWS that you were Wrong to say that Sabah houses cannot be sold to foreigners. Most of these buyers were Europeans.

Now What Sabah Must Do is to Follow Jeju Resort in Korea. They give Long Term passes (Permanent Residency) to China people & Foreign Purchasers. So if Sabah follows Korea Who Knows? There Will Be A Big Rush By China Investors into Karambunai just like they did with Jeju Island.

And that's why I foresee THE SOLUTION! And I am bullish!

Another statement SHOW complete Ignorance from you again. The Chinese voters betrayed Najib? What has it got to do with Sabahans. They are mostly Ibans, Kadazans, Dusuns, Bajaus and other non chinese. It was PM Najib who betrayed them in the 10MP. They voted for Najib. Now Najib Must Perform.

did u read the article properly, after buying those villa, those foreign investor cant get the land titles to be transferred to them. They cant even sell what they have invested, if can sell.. already sold long ago for profit or at least get back their investment capital. With that, which investor will still dare to buy anything from kbunai ?

Of course they can't get individual title. This again SHOW you complete ignorance every time you open your mouth to speak.

The land is held under Master Title. Names can still be tranferred. That's why people are selling. Who say they can't sell? It is only a matter of pricing.

Don't try to divert the question. Why you say land cannot be developed if you can tell people to see the pictures of Villas?

Now Every Body Can SEE those prime, pristine lands of Nexus Karambunai. See www.nexusresort.com and www.karambunai.com

The book value is only RM10.30 per sq ft. These are leveled flat lands with proper drainage.

What do you think of Land Prices in Batu Ferringhi in Penang?

if I buy a house in Klang Valley for RM300K in 2009, I would have be able to sell them for at least RM600K now BUT karambunai... rotting away. What does that tell you about those land in karambunai ?

According to Daiman Bosses. I know Daiman, Denia (Seloga), UEMS, Mahabuilders, Mulpha, MP Corp, Ecoworld, UM Land, K Seng, Mah Sing & others.

Just the Clearing of Land by Tractors & Excavators. Drainage works & other Earth Works to Make the Land Ready for Building is no Less than RM15 to RM25 per sq ft today.

Wages, Material & other costs have gone up tremendously through the years.

So Kbunai lands at RM10.30 psf (Already Cleared & Drained & Demarcated for Building) Is Really Really Very Very Cheap!

You can't get this price anywhere in Sabah.

But Amazingly You Can Still Get it for 7 cents a share of Kbunai today?

even the sea side land shows erosion, see the picture again. Sea walls will collapse anytime. After seeing all the pictures calvin is in panic mode now. As for you, why would u want to risk your money on kbunai ? there are so many other counters in KLSE.

i dont know why people disagree with calvin, i agree with him 100% cause he is a long term investor, therefore his recommendations are not for traders. I Hope u guys can understand his perspective. MP corp will fly 1 day even if they bancrupt i will buy it at the lowest possible price.

I don't complain much when he recomend BJCORP but recommending kbunai with fake info is totally irresponsible. Just take a look at the pictures in this article, take a good look at the condition of their villas and the soil erosion at their sea wall...

All the bad news of kbunai are factored into the price.

Last time Tebrau Teguh was 10 cents and Focal Aims at 11 cents.

In Focal Aims time of 2009 its office was so dark and damp that no body wanted to enter it. Its gated and guarded Semi D in Jalan Durian 1 and 2 have no jaga. Focal Aims was therefore so cheap because it was deplorable.

For Tebrau Teguh its lands face the dirty sewage of the Tebrau River.

At least Karambunai Resort is still functioning and its beach pure and pristine. A few run down villas have been reflected in the depressed share price.

For those brave souls who bought Focal at 11 cents and Tebrau at 10 cents have made between 1,300% to 4,500% today.

Look to the future.

All resort lands of Iskandar, Jeju and Spore are priced at Rm1k, 2k and 7,000 psf.

Kbunai lands at only rm10 psf is the lowest anywhere in the world

In order to make money in the market, you need 3 things:
1) Market knowledge
2) Analysis tools
3) Mental altitude.
Do not simply condam on other person analysis or research if you yourself know nothing on the market. Be humble and learn from experience people like Calvin. Simple, if you don't his analysis don't bother to read. Did he ask you to buy ?

no need to talk about OKA, Muda and hundreds of other counters lah, they are not related to kbunai. There are hundreds of other counters that has gone up few hundred % some even thousand % , what has it go to do with kbunai ? fact is still the same no matter how other counters has gone up, kbunai is rotting away.
