You are talking to a cash rich company. PPB group went up to almost RM 20 per share a few years ago but Keck Seng didn't dispose of a single of its 4.9 million PPB shares. So the offer needs to be 50% higher than market value to entice Keck Seng to part with its land.
if kseng director continue this path where they don't sell anything they hold and don't develop it or reward minority shareholders then what can we expect next few years but same low yield ?
kseng's lands located far too far away from JB and mostly at the fringes of IDR . its market value though high but will not be as high compared with those lands closed proximity to JB city. Its development may be at least 5-10 yrs away from now . If u can wait for that period , may be this is the stock for u after 2020? But in stock ,who can guarantee far too long a time like this?

eht6769 . Do remember all the land banks were owned prior the present set of management . They were inherited decades ago . The present set of managers r here to reap the fruits only, mind u my frenz.

Now there is talk of a third link, connecting Changi Airport to Pasir Gudang or Pengerang. The Pasir Gudang route being nearer and hence cheaper to construct. If the Pasir Gudang route is chosen, it will probably link up with the existing Senai-Desaru Highway. The value of Keck Seng's land bank will receive a huge boost. So now you know why EcoWorld is buying into Focal.
Meaning that the land bank will soon be explore by investor come to take over as development project. Ecoworld, next is keck seng -- billion park city ..
kseng mgt lacked the vision n exuberance needed to upstart big property projects as has been undertaken by TS Liew n their cos . We can only hope that someone of that calibre to develop all the landed properties lying decades n underutilised . The present set r good at in taking annual emolument only.
KECK SENG HAS BEEN MY LONG TIME FAVOURITE FOR THE LAST 20 YEARS. WILL CONTINUE TO ACCUMULATE AS LONG AS I'VE ADDITIONAL FUND. IT'S THE CHEAPEST WAY OF OWNING A COMPANY WITH HUGE HIGH VALUE LAND RATHER THAN OWNING ANY LAND BANKS NOW WHICH PRICES HAVE SKYROCKETED. MOST OF ITS LAND BANK WHICH LAST VALUED MORE THAN 30 YEARS AGO ARE LOCATED IN PARCEL d OF THE IDR. CHEER!!!

prudentinvestor has highlighted a good point there! The 4 lane highway from Tanjung Langsat is already built connecting to the Desaru Highway which branches out left all the way to Senai & branches right to Desaru.
The whole are of Pasir Gudang, Pasir Putih {K Seng), Tmn Air Biru, Tmn Kota Masa (Focal Aim) Tmn Nusa Damai (MP Corp) & Tmn Scientex will all boom together.
However, last week we attended the Public Relation Feedback gathering by IRDA (Iskandar Region Development) at NUSAJAYA. The MRT from Woodland to JB is on the drawing board. And we saw the proposed Bullet Train from KL which will make a stop in Gerbang Nusajaya then finally end in Jurong.
When asked about the 3rd bridge, they said that it might not be built because it will interfere with the massive oil & gas development in Tg Langsat & Pengerang. We were confused by the conflicting signal since Singapore newspaper mentioned the building of the 3rd bridge favorably.
As such it is better to wait for further clarity. As to kseng deep intrinsic value - it is a waiting game. Shareholders must collectively voice out the unlocking of further value.

Everybody knows kseng is cash rich but sadly the management does not declare any special dividend and tax refund approx 350 millions which will expire at the end of Dec 13. Any hope of the tax rebate under Taxation ACT 108 for the extension after 2013 will be the main issue here. I find it illogical for the co to forfeit all the 350 millions just to make all the shareholders big or small angry? M puzzling now?
KSENG HOLDING STEADILY EVEN THOUGH BURSA DROPPED BY 12 POINTS. LOOKS LIKE SOMETHING CORPORATE EXERCISE TO BE ANNOUNCED SOON. CHEERS TO THOSE STILL HOLDING TIGHLY TO THIS GEM.
It is not the end of the world even if Keck Seng fails to pay the special dividend that every small share holder is expecting. The directors are only thinking of themselves. While many small investors are able to claim back a portion or all of the 25% tax that has been deducted, the directors may not be able to do this. The happiest people if Keck Seng does not make full use of the 108 balance would be those from the Lembaga Hasil Dalam Negeri.
Yeah, feeling so good looking at Kseng price movement today. rising up steadily. Never worried when we hold such gem in our portfolio even in a falling market. Cheers!!!
Price rose of mahsing purchase 5b land at pasir gudang..after eco world is next company invest land next to keck seng .. Now keck seng land bank price up will affect to current price keep going up.. Hey guy let cheers tomorrow
