Two pieces of good news over the past one week. HDBS Research has a buy call on Keck Seng several months ago with a fair value of RM 6.00 based on 30% discount to RM 8.50 SOP-derived valuation. Keck Seng's share price should easily breach past RM 6.00 tomorrow. After the two pieces of good news, perhaps the 30% discount is no longer justified.
Lim AS, you seem to have a negative prospect on this counter.Any reason in particular? Are u still a shareholder? If you are you should have laughing all the way to the bank by now as it is almost at its historical high now. Dont Ksim but be Happy. Cheers!!!

eht6769, the price of RM 7.30 per sq. ft. or RM 317,988/- per acre paid by Mah Sing looked like a fire sale price. When Keck Seng's plantation land was acquired in 2006 to make way for the Senai-Desaru Hughway, the compensation was already RM 260,000/- per acre.
if the news r true extract from malaysiaboleh , the pay out will be in the region of 60 cts . Bonus should be in the region of 1 for 2 if better 1 for 1 by mitigating the cash reserves cater for future investing ( 360 m+180 m=540 m ) shares...This will make the hostile take over a bit difficult? But by looking the trend now , big landed cos r keep on acquiring lands in n around IDR like FGV , Boustead , Eco-land , IOI , UEM etc . In no time , lands n housing will be monopolise by giant cos only . Good news or bad news r up to u to interpret.
malaysiaboleh. you are good analysis of this matter, Yesterday i had been there for IDR...Kuok's famaily has ready in hotel at 公主港。。。this is big invest, i m sure IDR iskandar will success and penggar is another main project for khanazah investment. Keck Seng landbank will become more valuable, in pass 1 yrs will become market demand landbank company in JB area. Let cheers those holder for keck seng
No doubt KSeng is a good company with large cash reserve and huge land bank of great commercial potential in Masai area. Somehow the management is rather conservative. There has been talks about bonus issue almost a year already, but not materialised!! Hopefully this time round, it will happen!!

Will continue to purchase this wonderful gem whenever I've any excess cash. Feeling so great whenever I can own each piece of Kseng even if it is jz a few small lots. Current Keck Seng trend looks quite promising. Used to retreat back all its gain after any strong run-up. It has been trending up with confidence lately with a slight or minimal hiccup. The momentum is still very +ve. Cheers!!!
Yeah! A solid close for Kseng after dropping a couple of cents earlier. Buying momentum still very strong to spur it to greater heights! Cheers to Kseng shareholders!!!
matang is selling less than 40k per acre , do u think kseng lands worth so much as 300k ? mind u all the lands r still under Agric tenure n rightfully fetch a lower price compared with other property counters which more or less have converted to property or industrial lands albeit paying a much higher premiums each year . Sometimes we need to be much logical when computing n make projections with a higher degree of leverage taking accounts all the + n- factors.
Matang's properties value is also grossly undervalued and only MCA can give a detailed answer. At RM40k per acre is jz RM0.92 per sq ft which doesnt make sense. This case definitely can't be compared to Kseng as the land around its land bank has skyrocketed to almost RM10 per sq ft and above. Cheers!!!
leslieroycarter, agricultural land in the vicinity of some small towns in Johor can now fetch over RM 150,000/- per acre. The asking price for land adjacent to existing developments in these towns can be as high as RM 300,000/- per acre. Keck Seng's plantation land is just north of the Tanjong Langsat Industrial Park and east of Taman Kota Masai, the housing development that EcoWorld is buying into. Mah Sing's newly acquired land is also close to Keck Seng's plantation land.
There is hefty cost involve in conversion of agric land for residential/commercial. It also involve lengthy process (years not months) and dev take yrs to take off and produce return. There are other risks (eg conversion not approved), bubble, economic downturn etc... Now these r to be factored in valuation...it is risky to chase price up, without knowing value.
I would like to know how long it will take to get lands converted after applying and paying the extra premiums? I was given to understand that all conversion of lands have to submit to the various Do offices or initial approval, papers drawn up and submitted to MB office to seek approval by the State Excos, not all approval are given when dealing with conversion let alone co like kseng where majority owned by foreigners " Singaporeans" . There are restrictions and the Quota has to be given , not 30% but higher . Just check how difficult for Mt Austin to get the approval ,the reverse quota demanded like 30:70 ? Where it involved court case etc...Sometimes , it may take years to do it unless you got people higher up to run errands for you. So Agric lands will not fetch good price unless conversion has been done and approval given . Just 2 cts opinion.
now days in JB any area plantation will cost per arce rm150k from main road to 3km far more. Keck Seng is nearby all property company project area, at least after discoun 15% should hv RM300k per arce. 9000++ arce x 300k = will be 27billion/36 billion share issued.. will be at least rm8 for land, hvnt include other valuable asstes, building,land west site in Jb, +++ huge reserve CASH + Stock on HAND...Can imaging ....how many RM worth it.
but they are not aggressive developer to take the opportunity in the rally of property prices. they would rather sit on their forefathers' laurel. this is what impeding the stock price
Did anyone notice Keck Seng price trend for the past 2 months? It retreated slightly after a run-up unlike previously where it gave back all its gain within a couple of days. Looks like something is brewing up but nobody knows except the Ho family and its board. Cheers to all on the boat to summit!!!
Agreed with Keck Seng Management Team is not a good team in terms of holding too many cash and also no much development! But they make company stable with healthy financial and what they have (asset) in the company is prove they are WELL RISK Controller and Make Business Long RUN and Create Value able to the COMPANY ... IF NOT THEM u wont have chance to buy the Land with RM 11,000 per hectare in Pasir Gudang. Hahaha.. ---> Jordanravindran
