Yes! If Sell Land Alone

This Is The Figure

930 acres to feet is 930 x 43,500 = 40,455,000 sq ft

At RM200 psf = 200 x 40,455,000 = RM8.09 Billions!

But Company Is Adding Value By Developing Semi Dee Bungalow Plots of 3,200sq ft selling at RM2.5 Millions. And 43,500 divided by 3,200 sq ft = 13.5 units of Semi D houses per acre.

So 930 x 13.5 x RM2,500,000 = RM31.3 BILLIONS.

If Just Sell Land Alone. RM8.091 Billions divided by 2.13 billions shares

Mulpha is worth RM3.79 per share.

But If Mulpha Build & Sell As Semi D Bungalows Profit Will Jump To

RM31.3 Billions! And 31.3 Billion rm divided by 2.13 bil shares

= A Whopping RM14.00 Per Share.

This Is Not Just A Theory. This Is Reality.

Yes. The current market Value according to Mulpha Bosses is RM200 psf.

I think when 3 Interchanges to
1) PLUS HIGHWAY
2) LEGOLAND
3) ASCENDAS TECH PARK (35,000 Strong Work Force)

Land Value Should Even Rise Further Towards RM500 to RM800 psf

Princess Cove Lands Were Sold By Johor Sultan To HK R & F For Almost RM1,000 psf

So any price is possible Since Mulpha Leisure Farm will then be only 5 Minutes to Singapore. And High Speed Bullet Train Will Be Within Leisure Farm Door Steps.

And don't forget that Singapore has the World's Highest Concentration of World's Billionaires & Millionaires by Percentage!

Calvin, while your enthusiasm is good (it made me want to research more about this stock), I think you're way too optimistic. You said:

It does, however, cost money to build the houses, so it will not be pure 30 billion profit. Also not every single square feet may be sold, as one commentator said they may need to use some space for infrastructure. It's ok to promote a stock, but you should also talk about the risks and costs to give a fair picture. I personally have not researched the stock, so I don't know if it's good or bad. But it certainly does sound interesting.

if you go to iproperty and search for leisure farm, there are a lot of sellers offering the land at ~ RM100/= psf.

On our rounds we met another competing gang. To my amazement these guys were throwing huge bait fish up to half a foot in length. And boy they cast and cast their baits with much force, causing Lots of Splashes and Making A Lot of Noise.

So I laughed and told these guys we are sure to beat them when tally time comes. "They sure will frighten away all the fishes in the Lake and come back empty handed" I thought to myself.

By sunset when we gathered to count our catches I was so surprised to see Our Competing Team Got The Best Catch of The Whole Outing. Their small boat was crammed packed with GIANT TOMAN FISHES!

What I Thought Was An Act of Nuisance Was Done On Purpose. Their Method of Making So Much Sensation Attracted The Biggest Fishes!

So I Hope To See Not Just Small Fries BUT THE BIGGEST FUNDS WITH THE MOST FIRE POWER TO PAY ATTENTION TO MULPHA NOW WHEN MULPHA IS STILL SELLING
SOOOOOO CHEAP!

When Were All The Funds And Expert When Focal Aims Was Selling For 11 Cts?
And Where Were The Maddening Crowd When Tebrau Teguh was 10 Cts?
And When MyEG was 10 Cents Where Were The Expert?

And When CMSB was RM2.20 When I Bought Why Was CIMB Silent. CIMB Came Out To Strongly Recommend CMSB After It Touched RM10.00

And Lafarge Cement. No Analyst Called For A Buy At 66 Cts. Now MayBank IB Say Lafarge target price is RM10.75!

hi calvin, from focus malayisa saying that Mulpha remains 242.8 ha in leisure farm for development which is translated to around 600 acres. 600 *43560*RM200=5.27 billions (land only) Conservatively I assume Mulpha remain this asset only and the rest asset to offset its liability. At currently, Mulpha worth at least 5.22b/2.13b shares (less treasury shares) = RM 2.45/shares. Currently , with the price of 0.455, worth to add more. I just sold my other counters and queeing 0.455 120,000 shares today. Hopefully, Mulpha will help me to earn some money.

I really don't have any idea. I just think buying a plot of bungalow land in leisure farm and waiting for its appreciation. If you buy a bungalow land 5500 sf will cost u RM1.1 million. Ha, where got so much $, so, invest in Mulpha loh. become a small holder and can tell my friends I own a small small piece of land in leisure farm. ha ha

Mulpha Material properties of the group as at 31 dec 2013

lot 679, 7 , 8 , 1141 and 1514 mukim pulao and Tanjung Kupang Daerah Johor Bahru free hold land stood at 376.73 hektar.

Lot 84-89, 696, 908 and 2991 mukim pulai Johor Bahru stood at 41.79 hektar.

Mulpha did mension that 380 ekar will be reserved for golf, polo and recreation.

376.73 hektar + 41.79 hektar = 418.52 x 2.47105 = 1038 ekar minus 380 ekar recreation land
= 654 ekar.

If land alone value at RM200 after new access road = 654 ekar x 43560 x Rm 200 = Rm 5.7 B.

They also got 136 ekar land at padang Meha Kulim, Kedah.

Please correct me if I'm wrong.

If all of balance of the land build base at 2.5m at 7 unit per ekar
654 ekar x 7 x Rm 2.5m = Rm 11.4 B.

GDV of Rm 11.4B - Rm 5.7B land cost = Rm 5.7B for building.

If mulpha can make 20% profit of Rm 5.7B from Rm 2.5m banglo = Rm 1.14B

So land value Rm 5.7B + Rm 1.14B profit from banglo = Rm 6.84B max.

Mulpha latest debt stood at 2.1B - cash of 530 m = 1.57B debt.

Rm6.84B - RM 1.57B = Rm 5.27B about RM 2.00 per Mulpha share at future.

Please correct if I'm wrong

Total Rm 1.16B + Rm 5.27B = Rm 6.43B / 2135B share = Rm 3 per share.

If we apply 50% discount from what i imagine, it still worth ......?
