nobody know for sure the will stock go up or go down, the promoter might be trying to exit. but even so, how many stock the promoter have in hand to actually affect the price in significant way when he / she is trying to exit? other parties with big cash can still easily goreng up the price after the promoter exits, there are so many unaccountable factors that we retailers simply cannot predict or control.

for a true investor it should be simple, ignore all unaccountable factors, if you think the price should be higher than current price (RM0.160) then buy, if no then sell or don't buy. newcomers should try to judge the stock price by yourself, instead of relying on sifu's buy or sell calls only

Capital appreciation is more substantial than div payment, and as with property stocks, they are evaluated on revaluation of land assets and other properties. With the ECRL taking a southbound diversion, the revaluation will definitely enhance the NTA much further whilst the IMAGO mall will continue to churn out the cashflow.

nevetheless, the NTA is valid, Imago Mall is standing tall and solid, definitely worth the book value (come sabah to see if you disagree). and at the end it should be all about market capital vs NTA. when buying into the stock, you are buying the share of the company's total assets

I just checked up again on Asiapac Balance Sheet

VERY VERY HEALTHY

1) ASIAPAC HAS RM1.27 IN INVESTMENT PROPERTIES (IMAGO MALL INCLUDED)

2) IT HAS RM300 MILLIONS BORROWINGS LESS CASH

IT IS VERY NORMAL TO HAVE LOANS FOR PROPERTY PURCHASE

IN THIS CASE DIVIDES RM300 MILLIONS BY RM1.27 BILLIONS = 23% LOAN

MANY PEOPLE BORROW 70% TO 80% SOME UP TO 90% LOAN FOR PROPERTY

SO 23% IS VERY OK

ANOTHER THING ALL MISSED IS THIS

ASIAPAC HAS RM700 MILLIONS IN RETAINED EARNINGS

SO ASIAPAC ON ITS OWN IS ALREADY ROCK SOLID!!
