Steelheart! External markets beyond my control! I see you follow Asiapac too and make comments almost daily! Asiapac fundamentally very strong! Technically I already check and suggest upswing if markets bullish! 2 weeks ago market was bullish! Like I said, I cannot control external markets!

Steelheart! Fortunebull rarely wrong! But if do make wrong assessment, then I didn't do my valuation right! Asiapac is like beautiful lady, very attractive figure, got all the good values, single and available, ready to marry and pop a dozen kid for you! But why no guys want to tackle her! Why is she not in beauty pageants winning all the grand prizes! This doubt very bad for her! This doubt for no reason happen to MFCB too! When I first look at Asiapac, it really remind me of Inari! Can Asiapac be another Inari, my answer is SURE!

Everyday wishing it to go up. If Asiapac break 0.23, what do you want to do? 1) Keep n wait for dividend? 2) sell all n laugh to bank? 3) Keep n waych its price come down again = Bang head to wall hahaha

After doing further research (last night was a bit tired, as it was late), I have amended the article to tone down the prospective earnings (from 38m to 19 m) and implied valuation.

I don't want to come up with something super bullish and cause our members here to lose money. As a writer, it is important to maintain credibility. Otherwise next time nobody will take your article seriously.

Kota Kinabalu: Imago Mall, the city's only"Category A" with more than 300 retail outlets mall is set to open by by the third quarter of 2014 in time for Christmas and New Year 2015 shopping celebrations.

It will transform the shopping scene in Kota Kinabalu CBD with its premier positioning with brands currently without a presence in Sabah.

Its size of 800,000 sq. ft. is twice the retail floor space of the premier shopping mall Pavilion in Kuala Lumpur where most of the brands there will also feature at Imago Mall, the only world-class non-strata, fully-leased horizontal retail shopping mall in Kota Kinabalu.

"We are naming our Alfresco Street Walk eatery area as Aramaitii.

I was told that it is an auspicious term meaning to celebrate," said Raymond Yu, CEO of Asian Pac Holdings Berhad, the developer of the KK Times Square Signature Offices and Imago Mall with the Loft residences.

There is certainly a lot to celebrate for the transformation of Kota Kinabalu with the setting up of a world class shopping mall.

Kota Kinabalu has become the 6th top travel destination according to Travel / Trip Advisor, according to Asian Pac Holdings Berhad Chairman Tan Sri Dato' Seri Hj Megat Najmuddin.

"It is not just about building a great mall, homes and offices as you can see what we are bringing to Kota Kinabalu by our new concepts, standards and designs, it is more than making money and profit, this is more about a labour of love, a legacy that we want to pass on to our next generations with pride, and who would be proud of us. I am proud to have been the chairman of all these achievements in history when people look back to this period in time. I don't want the mall to be another bazaar.

The brands say it all. There is no other integrated development in the whole of Sabah like this," said Najmuddin, at a briefing for the press at his KK Times Square office here.

"It is important that we must look after our environment as Sabah's advantage is its natural beautiful environment."

With the bridge linking to the Kota Kinabalu waterfront / Wawasan Plaza precinct completed as promised two years ago by Asian Pac Holdings Berhad (in an article in the Daily Express) the developer of KK Times Square and the Loft with Imago Mall being the city's most happening spot will be better connected for its second quarter 2014 opening with a record numbers of renowned brands, some which have never set up shop in Sabah.

Brands such as Burtons, Kate Spade, Michael Kors, Swarovski, Topman / Topshop, Tumi, Victoria's Secret, Valiram Group's Bath & Body Works, Charles & Keith, Flow, Saturday, Pedro, Swiss Watch Gallery, Wear & When besides other local brands like Bonia, Parkson, Dorothy Perkins, Miss Selfridge, Carlo Rino and Sembonia will be featured in Imago Mall.

For amusement and entertainment, there will be Molly Fantasy by Aeon Fantasy and MBO Cinemas, the second largest cinema operator in Malaysia besides many others, due to non-disclosure agreements, cannot be revealed at this point in time.

Imago means the metamorphosis of a butterfly which forms part of its logo branding, and in the same spirit it will lead in the metamorphosis of Kota Kinabalu as a premier shopping destination with many top premier brands that locals used to shop for overseas.

There is also an Imago Mall in Shanghai, China where Asian Pac CEO Raymond Yu honed his skills in China's tough demanding business environment for nearly a decade to bring his 'Category A' mall management and positioning experience to Sabah.

"Imago Mall will be richly appointed with natural stones, granites and marbles because the brands want such as they only want to deal with and come to 'The Mall'. We cannot comment or make comparisons to other malls, but the brands say it all for a retail environment targeted only at operators who believe in providing world-class store concepts, design, service and shopper experience. We won't sell, we won't strata our mall or we will lose control over our critical mass tenant mix," CEO Yu explained.

Poised to be the epitome of a sophisticated world-class shopping destination, Chairman Najmuddin promised top-notch security services for the safety and health of patrons with top of the range CCTV surveillance and 2,500 car parking lots available for Imago Mall which is located in a strong affluent zone catchment area with projected annual retail spend potential of RM1.38 billion, and more from some three million tourists visiting Sabah each year.

Imago Mall will be a game changer in the local shopping scene from 2014 setting the new standard and trend.
