I think Imago Mall will start operation latest 3rd quarter of this year if construction fully done by May. Looking at it, its not impossible to think so, Basically what Barry, my associate in Sabah informed me is that Imago Mall only doing fabrication on external and internal wiring. Only the condo Loft still on major completion works. Thank you.

Syarikat Kapasi Sdn Bhd, a unit of Asian Pac, is developing KK Times Square Phase 2 in Kota Kinabalu. The project comprises the 800,000-square feet Imago, signature offices and 631 luxury apartment units.

Asian Pac chairman Tan Sri Megat Najmuddin Megat Khas said Imago, which has 300 retail lots, is expected to rake in between RM60 million and RM70 million per year in the first few years of operation.

For the year ended March 31 2013, Asian Pac reported a net profit of RM17.63 million on RM103.24 million revenue.

The bulk of the net profit and revenue was from property developments in Kepong, Johor Baru and Kota Kinabalu.

Retailers such as Parkson Corp Sdn Bhd, DNP Clothing Sdn Bhd, Bonia Group, AEON Fantasy (Malaysia) Sdn Bhd and Valiram Group have agreed to set up shop at Imago, selling local and international brands.

The brands that will be making their maiden presence in the Sabah capital, through Imago Mall, include Aeon Fantasy, Sembonia, MBO Cinemas, Charles & Keith, Victoria’s Secret, Dorothy Perkins, Miss Selfridge and Topshop.

The five blocks of serviced residences, namely Loft A, B, C, D and E, will house 631 units in total.
Loft C, with its spectacular sea view, offers various types of designs from 1+1 bedrooms to 4+1 bedrooms, ranging from 704 square feet to 4,171 square feet.

With an average selling price of RM983 per square foot, the price of Loft C units ranges from RM754,000 to RM2,818,000.

Why KK times Square is a bigger deal than people might think it is:
1. Bridge linking to bus terminal and KK times square and KK city central.
2. Big signings and deals with major retailers
3. 5% rental yields annually
4. 300 retail outlets across a net leasable area of approximately 800,000 square feet (pre-released 65%)
5. expected to rake in between RM60 million and RM70 million per year in the first few years of operation

Ladies and gentlemen, please don't have too high expectation on my article. I usually write without too much promotional language.

The objective is to create awareness among investors and hopefully catch the attention of some analysts or fund managers who would start looking at the stock.

I think Asian Pac won't be re rated so soon. It should go up when closer to mall opening. But anyway, I am always early bird. So the timing is not exactly too early for me

I don't think you should be worried about the 280 millions borrowing. 200 million is low interest bond if not mistaken. And if Asiapac desperate for cashflow, they can sell Imago Malls on whole or 300 units on individual basis. Building of Imago Malls is around 500 millions, Icon8888. Thank you.
