I think Imago Mall will start operation latest 3rd quarter of this year if construction fully done by May. Looking at it, its not impossible to think so, Basically what Barry, my associate in Sabah informed me is that Imago Mall only doing fabrication on external and internal wiring. Only the condo Loft still on major completion works. Thank you.

http://www.dailyexpress.com.my/news.cfm?NewsID=87509 -With the bridge linking to the Kota Kinabalu waterfront / Wawasan Plaza precinct completed as promised two years ago by Asian Pac Holdings Berhad (in an article in the Daily Express) the developer of KK Times Square and the Loft with Imago Mall being the city's most happening spot will be better connected for its second quarter 2014 opening with a record numbers of renowned brands, some which have never set up shop in Sabah.
300 retail outlets across a net leasable area of approximately 800,000 square feet, is scheduled for completion in the fourth quarter of next year (2014)
He said the group expects rental yields of 5% annually.
http://my.news.yahoo.com/asian-pac-sees-rm70m-imago-155505539.html "The Kota Kinabalu International Airport is the second busiest airport in Malaysia with roughly three million tourists a year. Most of them are from South Korea, Japan, Taiwan and Hong Kong and so there is good catchment for Imago," he said.
Asian Pac Holdings Bhd expects Imago Mall, its new retail venture in Sabah, to contribute up to RM70 million, or more than 25 per cent, to its yearly revenue from 2016. Syarikat Kapasi Sdn Bhd, a unit of Asian Pac, is developing KK Times Square Phase 2 in Kota Kinabalu. The project comprises the 800,000-square feet Imago, signature offices and 631 luxury apartment units.
Asian Pac chairman Tan Sri Megat Najmuddin Megat Khas said Imago, which has 300 retail lots, is expected to rake in between RM60 million and RM70 million per year in the first few years of operation.
For the year ended March 31 2013, Asian Pac reported a net profit of RM17.63 million on RM103.24 million revenue.
The bulk of the net profit and revenue was from property developments in Kepong, Johor Baru and Kota Kinabalu.
Retailers such as Parkson Corp Sdn Bhd, DNP Clothing Sdn Bhd, Bonia Group, AEON Fantasy (Malaysia) Sdn Bhd and Valiram Group have agreed to set up shop at Imago, selling local and international brands.
20th Dec-http://www.dailyexpress.com.my/news.cfm?NewsID=87509 Chairman Najmuddin promised top-notch security services for the safety and health of patrons with top of the range CCTV surveillance and 2,500 car parking lots available for Imago Mall which is located in a strong affluent zone catchment area with projected annual retail spend potential of RM1.38 billion, and more from some three million tourists visiting Sabah each year.
18th Dec- Asian Pac Holdings Bhd has pre-leased 65% of the 800,000 sq ft of net retail space in its lifestyle luxury Imago Mall in Kota Kinabalu (KK), Sabah.
Its management said the mall is scheduled for completion in the fourth quarter of 2014, and has attracted both international and local labels, some of which are making their entry into the KK market.
The brands that will be making their maiden presence in the Sabah capital, through Imago Mall, include Aeon Fantasy, Sembonia, MBO Cinemas, Charles & Keith, Victoria’s Secret, Dorothy Perkins, Miss Selfridge and Topshop.
Megat Najmuddin said Petronas would be spending RM45 billion in the next 10 years in Sabah, while the government would also spend billions in upgrading the infrastructure in the State. With the money and investment into Sabah by the government, Petronas and international companies, Megat Najmuddin said it was his hope that Sabah would boom in the next 10 years.
The eight-acre of KK Times Square Phase I comprises shop offices, the 15 acres of Phase II will include shopping, food and beverage, leisure and entertainment centre, exterior shops, and five blocks of serviced residences.
The five blocks of serviced residences, namely Loft A, B, C, D and E, will house 631 units in total. Loft C, with its spectacular sea view, offers various types of designs from 1+1 bedrooms to 4+1 bedrooms, ranging from 704 square feet to 4,171 square feet.
With an average selling price of RM983 per square foot, the price of Loft C units ranges from RM754,000 to RM2,818,000.
Thank you tony lim for asking this relevant question. I tried to restrain myself from having too much exposure in property counters. I took small positions in different counters. So even though you saw me having many property counters, my total exposure is not too excessive
Why KK times Square is a bigger deal than people might think it is: 1. Bridge linking to bus terminal and KK times square and KK city central. 2. Big signings and deals with major retailers 3. 5% rental yields annually 4. 300 retail outlets across a net leasable area of approximately 800,000 square feet (pre-released 65%) 5. expected to rake in between RM60 million and RM70 million per year in the first few years of operation
More candies coming up: 1. Dataran larkin (phase 2) - hint : Singaporeans! 2. Damansara 8
"Imago Mall, the city's only"Category A" with more than 300 retail outlets mall is set to open by by the third quarter of 2014 in time for Christmas and New Year 2015 shopping celebrations"
Ladies and gentlemen, please don't have too high expectation on my article. I usually write without too much promotional language.
The objective is to create awareness among investors and hopefully catch the attention of some analysts or fund managers who would start looking at the stock.
I think Asian Pac won't be re rated so soon. It should go up when closer to mall opening. But anyway, I am always early bird. So the timing is not exactly too early for me
I don't think you should be worried about the 280 millions borrowing. 200 million is low interest bond if not mistaken. And if Asiapac desperate for cashflow, they can sell Imago Malls on whole or 300 units on individual basis. Building of Imago Malls is around 500 millions, Icon8888. Thank you.
Icon888! Spoil the triller! I already know Asiapac is a winner! So no Fortune vs Icon fight then! Just wait for the syndicate to push up! They are just too patient and that's bad sign to us!
He mention abt hot peri peri sauce and ginger and herb. I think maybe he will write article on Nandos chicken. Hehehehe. Anyway waiting to see what is written. Asiapac boleh!!!!! Accumulate more while u still can.
This book is the result of the author's many years of experience and observation throughout his 26 years in the stockbroking industry. It was written for general public to learn to invest based on facts and not on fantasies or hearsay....
