Not necessary ........they build base on number of resident and traffic .......Paloma ( which is phase 2) ready in 4 years ie 2017 which mean only probably phase 1 pandora is ready before Paloma.....they are building the direct access in 2016.....which will serve more of the community more than Metropark......

Normally per exit access should have 5000 residence.......and the 5000 residence in this case are Subang height, USJ height etc.....

Mid valley example is a good one.......it's an island......island in in sense the traffic goes round the building and malls on it.
Wherease Metropark has multiple access thru Subang, federal, glenmarie ......

I think the boss of tropicana should do more homework......i think when I was there in the afternoon, the sales vs buyer was like more than 10 to 1. Most were sitting pretty. Not a bad thing if my wife was not there.....Kakakaka

Even the caddy driver tell me the crowd will come in the later evening for the show and promotion.....aiya caddy driver can tell me that and the boss is spending like sap sap water.....no wonder the numbers at nett is still badly affected after degearing fr 0.87 to 0.7.....not unless the ratio of degearing is different.....pls not de gearing can be a ratio of different measurement.

Similar to PE, alternative is to use price over cash flow to determine ......so I hope he use the same ratio or I will be very suspicious.......WARNING!

Let me teach the boss.......lesson 1. Very very important to ascertain a deal at least 99% before announcing
2. Don't make premature announcement of intention until date is closer
3. Always b consistent w measurement and keep your honor in deals
4. Though changes may happen of an impending deal, but if changes always happen in all deals, you are the problem....not the deal

Property counters dont touch! Next year proprty bubble burst! Moody already downgrade 4 banks because of overload property loans! Even now many housing loans hard to approve!

had you read the draft of GST Guide to Construction Industry by Royal Custom Malaysia last November 2013....you might want to redeem your FD from to bank & start searching for your next property....

the content = K.O......but still got hope coz it is still DRAFT....hope the RCM will call for dialogue with the industry players before finalizing the guide...

As bulk of QE were used in emerging capital market especially properties, we need to wait and see once QE ease in Mac next year! No worry for bourses as most capital already pulled out from emerging markets! Property will be heavily hit come Mac next year! Theres reason for Moody downgrade!

Ok ok.....if loan hard to come by, less ppl can afford house, and material cannot be hedge, material price increase.....where will the house price go? If you say south then the developer should close shop because they already hedge on the Landbank.....
Give you a good example............IJMland bought Canal city land at less than rm10 psf and tropicana bought at rm25psf but both will and are producing houses at rm600+k. So if you are expecting same quality with % lesser margin possible between Trops and IJM due to land cost at purchase, it's possible but if you are expecting a larger piece of lesser margin! think again. The OPEX cost is too high unless developer can comedown to construction margin difference top vs bottomline

Property bubble had burst few times here! Just like stock market! I have neighbour selling house with luxury car due to excessive speculation! Many gone bankrupt too! How much can you get from half million condo with potential of only one thousand a month! Calculate with interest rate, rpgt, service fee, assesment, quit rent etc all in all over a million! Those days of easy money already gone, only two weeks of honeymoon left!

Those new in property should also know that interest use to be blr + today it's blr -....... Blr 10 years ago was 6.8...if anyone says RPGT is a stopper doesn't understand how secondary market function....
Here's the 101
Secondary market player does a Ali baba and makes 100k in key areas within half year......who is paying for the additional 100k.? Now without Alibaba, who buys the property? Good areas you cannot even get a decent corner lot unless you are lucky ......even luckier if you are slightly richer and take facing south at 10 to 20k dearer......so if mr alibaba does not exist anymore, u r buying a property 100k cheaper......so think again.......since you are the real buyer and not alibaba, you wouldn't sell it anyway.....so demand will have a shortage ....and demand shortage will create...???......u know the answer......lol

Hafiz......he says construction and developer , are the same.....then argues on cement price on a house price alredi factored in......now a new Soh hai has emerge......new Soh hai talks about furnishing house and loosing job in recession.....will someone tell him global recession just over....it will start again soon and again and again......so nobody should buy property or buy car or buy clothes or buy......just stay at home ans wait for the end is what he is telling you......

Why don't stop buying car because it depreciates......or stop buying so many clothes because all clothes are the same as long as you wear one

Moody downgrade of 4 banks is early protection for foreign bond buyers!Banks cannot simply issue loans! They ned to sell their client loans to insurers, and bond holders recapitalize these banks! And bare in mind the glut of properties. Just dont think about Tropicana alone, other heavy weights have chuck out so many properties! Just go out and look at current constructions, some only skeletons workers working, a sign of danger ahead!

Popiah king from Singapore buying here.......another couple billion into Iskandar next year, Singapore reits are shopping for property, cross selling lands amongst developer, JV with Singapore increasing....

Glut of property, bubble burst, property price drop, oversupply of condos,.....all this are now cliche........more than 10 years ago alreadi ppl are talking.....did price come down???

Single story in TTDI/bandar Utama 15 years ago at 300k is now 1.x Million......how to drop.....show me a drop and a quantum at a point in time and I will agree with you.....
