Just saw this. FV 2.19 base on stats and achievement with view of unbilled at 2.18billion and achievement of 2 billion sales for 2013, they only need to achieve half at 1 billion and focus on unbilled. This looks very exciting

Zenwan , tropicana will be doing more on landed property this year in particular one I am also looking at canal city. Have a look at the land by just following the sign to IJM Rimbayu. It's a piece of land next to IJM however it's smaller and not launch yet. My informer told me the housing will be more compact in term of ratio of house .

The current land is still brownfield at the moment and will take awhile before the land is matured however we note that the Rimbayu take up rate for phase 1 and 2 was extremely successful being oversubscribed. Phase 2 of Rimbayu is for those failing to secure phase 1. Phase 3 to launch will be so called semi dee but in actual fact it's a cluster of 4 houses but very small.

Wit the current stats of oversubscribed, we believe these are main lye buyers who are legitimate and not investor simply because of the brownfield (red actually) which sits deep into kota kemuning. For those who wishes to view the location need to note that upon entering kota kemuning on first exit, they need to pass 3 roundabout to get to canal city. From the third roundabout, the location is approx 6 km away. So ignore the large sign board on Kesas which says 1.5 km.....

Above the landed property mentioned, Trops will enjoy the full valuation of PWC........for those who are not in the know, PWC sits exactly between the first and Second bridge......how and what does it mean? .....in the case value and yielding.....

Remember yielding like interest, like rental, like valuation,.....exacts at good 8% (don't forget good better best ) our house rental falls at 6% at normal of valuation....maybe we should consider increasing that with the inflation......but for booming location! normally attracts foreign buyers, businesses and then comes expats like in the case of ikea.......that kinda of yield will be different.....

Pls don't compare yield with tambun earlier projects where they attract a different foreigner.....the Banglas, indos, viets, etc....those do not help....they infact bring down rental and yielding.....

Depends if u can hold, if u can, it makes no difference then buy....but if u r going for best price...go on weakness....then ask ppl like OTB and matrix.....as I mention in the earlier post strong resistance is at 1.40 if tomorrow maintain pass 1.40, next is 1.55. Note my resistance is different from trending chart resistance. Following will be the 1.69 and last 1.78. Each of this price is base on an event and investors use event....and we know what is .1.78 for those who follow closely...
