“In comparison to the first half of 2013, there was a drop of about 48 percent in terms of total transactions in the same period this year,” said V Sivadas, executive director of PA International Property Consultants based in Johor Baru (JB).
That is an alarming drop in sales by any standards. The fact that it is happening just when Iskandar seems to have picked up momentum in the last few years has rattled the market.
According to Sivadas, this decline is across all sectors of the property market in Iskandar.
“Our records indicate 5,419 total transactions in the first half of this year at a value of about RM3.7 billion. In comparison with the first half of 2013, there was a drop of about 48 percent in terms of total transactions and about 37 percent drop in terms of total value of transactions in the first half of 2014,” said Sivadas, who based his analysis on available records of properties sales within Iskandar Malaysia.
The Board of Directors (“the Board”) of MPCORP wishes to announce that the Company had on 15 December 2014, received from the existing auditors, Messrs BDO a notice of resignation as auditors dated 8 December 2014 which was addressed to the Company. Pursuant to Section 172(15) of the Companies Act, 1965, the resignation of Messrs BDO will only take effect upon the appointment of the new auditors at the forthcoming general meeting of the Company. The auditors have voluntarily resigned as auditors of the Company. The notice of resignation is in addition to Messrs BDO having indicated that they do not wish to seek re-appointment as set out in the Annual Report 2014.
The move by Tey will lead to a directorship vacuum at the beleaguered MPCorp, which was classified as a Practice Note 17 company on Dec 1.
MPCorp had received a voluntary resignation notice from its auditor BDO on Dec 8 with the intention of not seeking a reappointment at the coming AGM.
This happened after BDO did not express an audit opinion, as it was not able to obtain sufficient appropriate audit evidence to provide a basis for an audit opinion.
Pursuant to this, MPCorp had also delayed in submitting its audited financial statements for the year ended June 30, 2014.
The company had also in October been served with a notice of default by AmanahRaya Development Sdn Bhd for failing to settle its outstanding amount payable of RM115mil to the latter.
This is another counter where the major shareholder extracts benefit to himself at the expense of company and the minority shareholders, just look at the loan interest charged to the company for a loan taken from the major shareholder. The integrity of the major shareholder is really in question. Sensible person will not invest in this type of junk.
