Tis is one of the worst counter I 've ever invested...other shares Up, it goes down...When all shares go down it goes even lower....poor management n lousy project execution ...10 yrs later also close the same price or even lower...

Nemesis fully agree with u. This company need a qualify n aggressive CFO . Personally i feel that the CEO ( If i remember his position correctly ) Mr Lau , is quite a good person that can give people confident, however he also need to be a bit more aggressive .
Tat Mr Lau is quite soft n weak talk also half dead how to prosper the company...we need someone who is aggressive...I guess u must be sapiens a lot at cheap price few days ago...

Revenue over the last three financial years weren't too bad. Wouldn't be long before the next one is announced. It will likely be like last year - not excellent, but okay. I guess this sums up MK Land - an okay company, but nothing special.
Traders can make a few ringgit if they come in at its support level - more or less 30 sen or so. And then sell at nearly 40. Decent profit, if the wait is less than a year. But not many would dare to buy with market conditions like now.
By the way, Public Bank IB - the most optimistic in Malaysia! Been insisting on the 0.80 TP since a few years already. :-)
Mkland offer limited downside risk now, and share price should well supported by its generous dividend payout of 2 to 3 sen dividend, which offer annual 6.4% to as much as 9.5% yield.
If you plot mkland 5 year chart, 30 sen is a bottom support for mkland, therefore, today entry at 31.5sen is already very safe, and plus anticipated final dividend of 2 sen is just enough to cover any downside risk.
Mkland balance sheet is very clean, have cash hoard RM 170m, borrowing RM 70m, implying, MK land is in net cash position, RM 100m, translating into about 8.3 net cash per share or a quarter of MK land current share price is in the form of net cash, if take into account annual eps 4 sen, mkland afford to payout 75% net profit or 3 sen to reward shareholder, while still can continue increasing its cash pile with its remain 25% annual profit.
Mk land landbank in Damansara is its jewel of the crown, it have form jv with more reputable developer mammonth to expedite development and fetch much higher value than to develp by itself ( due to past record)

This Hng33 is good in accounting rules, and his info provided always right ! He used to comment in BJCorp and could analyse the complicated structure of the company brilliantly while normal people can't ! I learn a lot from him there. I think he likes to invest and trade in undervalue stocks which is traded far below its RNAV such as BJ corp, parkson etc

You know only what to 'buy' but never learn how to 'sell', to take profit!! Bear in mind, only realize profit is real profit.....paper profit can vanish in second if you known NOTHING about the stock investment. You want to be LONG TERM investor, hold 5 year and wait for 80sen, but holding on paper loss make you keep backfire by your own frustration. a typical failure person behaviors, never hold own principal.

Today MK land will declare financial result, it may or may not together proposed final dividend as accord to last year record, MK land only proposed and declare final dividend 2 sen in Oct. Nonetheless, time is still right to accumulate at current low level as Fed unlikely raise interest rate in Sept, and stock market back to normal condition and should in favor property stock later.

Do that, guys. This company has a lot of potential due to its assets and political connections. But these aren't being maximised. If there's a change in the top management, there will be an immediate dramatic reaction to its share price. Getting fed-up of it being only in the 0.30s...occasionally going a bit above 0.40. Not good enough with all those assets.

@hng33 I think I'm going to risk it too. Been observing it again lately, especially in how it responds to the general market. It went down like most others. But the most notable thing is that 0.30 looks to be VERY strong support. We don't know the future, but I agree downside risk looks limited. This is very important considering the general depressed conditions.
Looks like there's potential for short-term trading. Something like selling at 0.36 is achievable. Please tell us when you're bailing out, okay?
No problem at all, as it is my practice to post buy and sell and be transparent. I like profit, no matter small or big, as we don not when is minimum price and maximum price and at what exact time it will happen, what is important is to know better and update ourself with latest market condition and responsive to it as nowadays, share price NOT only affect by company own fundamental, it also impact by general market sentiment, global market to some extent.
