Ok now to go on to calculate till its core value

Since Tsh total paid up shares is 1.338 Billion shares

The cash value of Rm44.2 Billions is Rm31.88 per share

That is if Tsh lands are sold at 400,000 rupiah per meter

What if we take a very rock bottom sale price of only 10%

That will be Rm3.18 per cash share

Then we still got

105 million shares in Inno or about 21.95%

50/50 Jv refinery with Wilmar in Sabah (fully paid by cash while johor plantation group going to build one soon)

We also see Tsh still got extra 80,000 acres in Sabah, Sumatra and Central Kalimantan

Plus 300,000 acres forest concession lands in Sabah

Also shares of Ekowood taken private

Buildings like Ekowood previous office in Damasara Heights

Other hidden assets of value

Rm221 millions cash to be received from Bulugan land sold (final portion)

This is why Directors Lim Fook Hin, Directors Tan Aik Yong, Director Kelvin Tan have loaded up so many Tsh shares

Plus Singapore Dbs Bank bought 38 million Tsh shares to be in top 10

What is Tsh bod want to unlock value quick

Just sell all Tsh 94700 acres in ikn nusantara for huge 90% discount from 400,000 rupiah per meter to only 40,000 per meter?

And get Rm3.18 cash

And then give all as cash payout all its Rm3.18?

Then our Tsh now Rm1.23

Less Cash Rm3.18

= Rm3.18 - Rm1.23

= Rm1.95 free cash while we also got Tsh shares free for life?

This was what happened when i bought Pm Corp at 7.5 sen

After Pm Corp sold Woodland factory they gave 8 sen cash payout

So we got back out 7.5 sen capital plus free half sen and Pm Corp shares now free for life

The leasehold lands tenure in Kalimantan are less than 30 years remaining. Whether new buyers (if any) can get bank loans to finance the purchase is questionable.

Calvin the dunderhead, you want TSH to receive only RM221 m which is the value carried in the books? Or the balance of sale value RM731m - 457m ie RM273m which gives profit RM52 m? It is very obvious you have no formal training in basic financial analysis or accounting or you would not make such a simple error.

The190 years land grant is for foreign investments in Nusantara only.
The Indonesian government did not mention it is for existing lessee for the land outside of the new capital city.

With regards to 190 year land in Ikn Nusantara

There is no existing land left other than 35 year lease land in all of Ikn Nusantara

As such 190 year land lease apply to all existing land with 35 year tenure or less

And now all can get land title extended to 190 years

At the same time 54 villages are now changed to Townships in Ikn

Great changes continue to evolve in ikn

Are you kidding or lying outright? If book value and remaining balance to be received is the same, then it implies all profit was recognized earlier irrespective of accounting convention. No more profit to be booked. It may also imply distortions in the pricing of the lands or worse. No, Calvin, you find out yourself.

Don't talk accounting with calvintaneng. He doesn't understand. He only knows how to see the Revenue, Gross Profit, Net Profit. You give him a copy of Trial Balance or Cash Flow Statement, he cannot interpret it. Because he is not trained in accounting. Can't blame him for this. But don't act like you (calvintaneng) know how to read the figures. Calvin, you are giving wrong information. A simple thing like Account Receivables, he also can interpret it as bad debt, omfg! Complicated things like Book Value, NTA, Goodwill, Depreciation, EBIDTA, Tax Provision, Deferred Tax etc all these better don't waste your time on him. He doesn't and will not understand.

In 2023AR under Utilization of Proceeds (pg 121?), TSH disclosed utilization of Rm457m being proceeds from said Bulugan land sale Rm731m which indicates a balance of Rm273m is yet to be received from remaining land, not Rm221m. You explain this anomaly.

Why are you disputing ?

The original book value of Bulugan lands before and after Rm731.09 Million sale are different

Just go check up Property owned by TSH in the Annual Reports of year 2021 and the latest annual report will see the big difference in price

Latest Price of Bulugan land is Rm16,400 per acre

In the latest qtrly results of TSH

Of the Rm731.09 millions sold

Rm457 millions cash has already been received

Remaining sum of Rm221 millions yet to be received is due to squatters on lands which needed time to clear out before delivery is complete

In any case even if the final sale of Rm221 mil is aborted the current land value has gone up from 38 sen psf to Rm25 psf

So we will be happy if the sale goes through but happier still if sale is terminated
