Our recent meeting reinforced our positive view on PavREIT. While short-term drivers are the opening of the Fashion Avenue in 3Q12 and the major lease renewal next year, long-term growth will come from the transformation of the whole Bukit Bintang area. The Fashion Avenue, covering 69k sqf, had its soft launch recently. About 90% of the tenants are expected to open by the 1st week of Sept. Rental for the precinct is about RM25 psf, double the rate that CK Tang previously paid. Acquisitions of pipeline assets – Fahrenheit 88 and Pavilion Mall extension are still on track. We believe the upcoming Bukit Bintang MRT station as well as the proposed underground linkage will further improve shopper flow in future. Mr Bathgel is sooo paranoid when posting in few counters...relax bro....reit will spiked a lil bit but drop not so bad, unless the country is experiencing bad recession, when people cannot rent or do businness or maybe shopping. I bought my Pavreit when it was 1.25...and i average up my reits account...it when up 1.45, but it will support to 1.40. REITs should be played as short term, but maybe medium to long term compared to other goreng counters...
Ive stayed adjacent to Pavillion, and during that stay, i failed to see people stop coming to Pavillion or reducing its number...even midnights, many people strolling around the place...people may not go shopping, but its a good meeting place, restaurants and also the movie joints. The divident paid also looks promising when the new fashion avenue opens...
If you wanna create a stir, i do hope you do your study 1st...for Reits counter...i hope u dont be too panic and relax for awhile...TA+FA will never go wrong
Try do a spreadsheet on averaging up vs averaging down...which one gives you better returns...reit and good FA stocks should use this principle in investing..but bottomline, ask yourself, whats your tradding strategy
REIT is for long range objective. If need rapid money, can go to Top 20 active stocks. Easy come & easy go. High risk, high return. Up like staircases, down like lift..
Pavilion REIT (PavREIT) will enjoy the new asset valuation benchmark set by KLCCP. KLCCP had revalued most of its existing assets in conjunction with the announcement of the KLCCP Stapled Group. The latest revaluation of Suria KLCC of RM4,252 psf implies an attractive upside to PavREIT’s asset value, as Pavilion KL Mall is currently valued at RM2,571 psf, a massive 40% discount. This reinforces our bullish view on PavREIT as the current unit price has yet to capture the full potential of the relatively new branded quality asset.
