I strongly agree with Xi's statement.
Houses are for living and not a speculative object.
Rising cost is due to real estate.
Greedy pigs and politicians have ruined people's life by introducing real estate.
Real estate is the main reason of rising cost of living.
You can find young real estate agents, armed with chart and projection of imaginary profit of owning a property. Some even advocate on how to own without deposit. This is highly speculative and predatory. Property is single largest investment which could make or break a man as it takes decades to close out the loan. Not everyone is successful in servicing their loan or monetising the property, eventually ending up losing their property and declared bankrupt. Whole life is wasted.

I strongly request government to ban real estate OR
Impose 65% tax on property sale.
Sale of property must be done after 15 years of owning it.
Developers can sell to public when property is 90% complete and collect down payment.
Introduce 35% mandatory down payment.

(北京11日讯)近年来,中国债务数字一直和经济成长一同上升。但经济衰退使中国顿时陷入债务困境。美媒报道,过度建设后跌价的房地产,加上地方政府大量举债在经济衰退下无力偿还,让中国整体债务快速累积到GDP的282%。

纽约时报报道,中国累计已向约150个开发中国家提供近1兆美元贷款,但一直不愿免除其中那些财政入不敷出国家欠下的巨额债务。一定程度上,是因为中国面临着国内的“债务炸弹”。

中国有多少债务?由于官方数据很少,很难知道确切数字。摩根大通研究人员6月计算出的中国境内整体债务,已达其国内生产总值(GDP)的282%。相形之下,全球已开发国家的债务平均为GDP的256%,其中美国为257%。

报道指出,中国与大多数国家的不同之处在于,相较于经济规模的债务累积速度快于美国及日本。自2008年全球金融危机以来,中国债务相较于其经济规模增加了1倍多。如此急剧增加,使其管理债务变得更加困难。

报道针对中国如何陷入如此深重的债务困境分析,首要原因是房地产,整个行业面临“过度建设、价格下跌和潜在买家陷入困境”的问题,过去2年已有数十家向海外投资者借钱的开发商出现债务违约,最近几天就多出了2家。而这些开发商一直都在十分艰难地向银行偿还更巨大的债务。

其次则是地方政府的举债,使问题变得更加复杂。过去10年,许多省级、地级政府设立专项金融机构,所受监管较少,因此举债规模较大。官员们用举债得来的钱支付日常开支,包括其他贷款的利息,以及道路、桥梁、公园和其他基础设施的建设。

同时,中国地方多年来的主要收入来源,是以长期租赁合约向开发商标售国有土地。但许多民营开发商已逐渐耗尽了竞标土地的资金,使地方卖地收入减少。这时,地方融资机构只好大量举债,高价购买这些开发商无力标下的土地。如今,随着房市疲软,让这些地方融资机构陷入困境,债务越积越多。

惠誉评级估计,中国地方政府名下的债务已达全国GDP的约30%,而附属融资单位名下的债务则达40%至50%。但因部份地方政府借钱后会将债务转移给融资单位,因此可能会出现重复计算。

报道指出,对任何政府或企业来说,如果资金得到有效利用,借款就会具有良好的经济意义。然而,大量借债但资金无法产生足够回报的借款人,就可能会陷入困境,并难以偿还贷方,中国目前就是这种情况。

随着经济衰退,中国越来越多的地方政府及其融资单位无力继续支付债务利息,所产生的连锁反应则是无力支付公共服务、医保及养老金。

报提到,2022年底有21家中国国内银行同意,让西南省区某个地方政府融资机构即将到期的贷款延长20年,且前10年只需偿还利息,这意味着银行损失惨重。而中国几乎每个地方的金融机构,都陷入了类似困境。

同时,这些债务问题也使得中国的银行难以承受向他国放贷的损失,也就难以减免债务。而雪上加霜的是,由于美国联准会(FED)自2022年3月以来大幅升息,开发中国家拖欠中国的债务如今也随之飙升。

至于解决办法,报道指出,中国国内债务难以快速解决,只能逐步摆脱“债务驱动”的政府建设项目及巨大的国家安全支出,转向以消费者支出及服务为基础的经济。(中央社)

Dow Jones and Nasdeq is doing well...but it is not America real economy that is doing well.

It is foreign investors buying American stocks from 10% of trading volumes in 2010 to 45% now. Foreign investors chasing the handful of giants, monopoly giants with monopoly profits.

在经历了两个月的微弱增长后,中国6月通胀持平(零),令经济学家担心这个全球第二大经济体正处于通货紧缩的边缘。

在在消费价格指数(CPI)中,反映家庭购买力的扣除食品与能源价格的核心CPI涨0.4%。这是2021年3月以来最低涨幅,背景原因是需求不足。

经济学家担心,价格普遍下降将拖累中国国内本就脆弱的信心,使经济陷入需求疲软与价格下跌相互作用的恶性循环。

若通缩预期固化
恐出现下跌螺旋
麦格理集团首席中国经济学家胡伟俊说,中国显然面临重大通缩压力。他警告,如果通缩预期固化,恐将出现下跌螺旋。

通货紧缩指整体物价水平呈普遍、持续下滑,通常以CPI为主要指标。根据国际货币基金组织(IMF)定义,CPI年增率连续两季衰退,定义上即符合通缩。有学者形容中国经济已处于准通缩。

中国是大马重要出口市场,中国经济若陷入通缩,对大马经济和出口将构成挑战。

中国6月耐用品的价格普遍下跌,耐用品销售情况不佳的原因之一是住宅销售低迷,因为家具和家电的更换需求难以增加,房租也从2022年5月开始低于上年同期。

容易受到国际价格影响的汽油等交通燃料也下跌17.6%。去年俄罗斯进攻乌克兰等原因导致价格高涨,受其反作用影响,跌幅相较于5月的11.1%出现扩大。占肉类消费60%的中国人的餐桌上不可缺少的猪肉也下跌了7.2%。

CPI涨幅在1月达到顶峰后放缓。受此影响,预计未来物价将上涨的家庭也减少。

通胀预期减弱表明家庭节约意愿不断增强,比如等待特卖等降价等。对就业等前景的担忧仍然存在。1至5月城市新增就业人数为552万人,比疫情前的2017至2019年同期平均低8%。

企业也致力于刺激需求。在中国最大规模网购促销节“6.18”,大型电商平台阿里巴巴和京东加强了降价攻势。

价格竞争越来越激烈,不仅影响物价,还成为压迫企业收益的因素。资源等的降价也很有可能拉低未来的CPI。

日本第一生命经济研究所的首席经济学家西浜彻分析称:“CPI与上年同月相比的变化幅度目前保持在零附近,也有可能一度萎缩”。如果物价难以上涨的膨胀率下降状态长期持续,经济恢复缓慢,通缩的担忧也有可能进一步加剧。

财信研究院副院长伍超明指出,中国服务需求持续恢复,但恢复力度仍有较大空间。当前制约服务价格上涨的因素复杂多元,与民众就业和收入预期有待提振、消费能力和意愿相对谨慎有关。

经济恢复慢
总需求疲态
植信投资研究院宏观研究员丁宇佳表示,当前中国经济恢复较慢,总需求疲态尚未出现明显缓解,CPI年增率可能保持阶段性低位至7月,之后随着暑期、中秋、国庆等消费旺季来临,有望逐渐抬升。

中国需求不振的局面与美国和其他西方多数经济体形成鲜明反差。尽管想方设法控制物价,美国和其他西方多数经济体的物价仍不断上涨。

美国核心通胀虽然有所放缓,但5月仍保持在4.6%高位,这让联储局有可能继续加息。欧元区通胀同样顽固,从5月的6.1%降到6月的5.5%。

反观中国,疲软的通胀数据已促使经济学家呼吁采取更多措施扭转低迷的人气并提振需求。

巴克莱首席中国经济学家常健的一份报告中称,需要全方位协调行动稳住房市,提高消费者和企业信心,打破通胀下降或通缩循环。

但到目前为止,中国决策者一直没有推出大规模刺激计划,原因之一在于债务负担加重,且政府主导的投资回报减少。人行上个月下调了几个关键的政策利率,不过许多经济学家预计,由于经济前景黯淡,这些举措在提振需求方面恐怕收效甚微。也有人预计中国的刺激措施仍将是有针对性的。

凯投宏观的经济学家说,鉴于信贷需求保持疲软且人民币汇率面临压力,他们认为大部分支持措施将来自于财政政策。

share market is not top priority. China top priority is innovations, self reliance , science and technology and chips self reliance. .. and make in China 2025. ..and of course prepare for war with America, just in case.

by focusing on the big things, the small things will take care of itself.

China got no inflation. Without inflation problem China retains flexibility ...China can take out the bazooka and stimulus as and when they need it, ........ not needed now.
