Try to ask for a 5% early bird discount from UEM. If not try to secure the best unit facing morning sun. Also secure a unit furthest from the Plus Highway just it.

Anyway, there is now a 2 storey house going for auction soon. The house is 2 storey and located in Leisure Farm. There is a river at the back of the house. Auction Reserve price is just slightly over Rm400,000. I don't know how the bidding will go.
Current advertised for these Bayou homes in Leisure Farm are priced around Rm600K to Rm700K and I don't know what is the actual selling price.

According to Napic data, the residential overhang situation took a downturn in 2014.
“There were 11,316 overhang units worth RM5.9bil, up by 16.3% in volume and 56% in value. Johor, which held 21.9% of the national overhang, saw its overhang increase to 2,483 units, up by 8.5% due to higher unsold terrace and serviced apartment types.”
Napic also said the number of unsold units under construction recorded an increase of 28.6% to 68,760 units due to large numbers of unsold condominium and service apartment units.
Terraced houses formed the bulk of the overhang units, said Napic, which accounted for 39.9% (4,519 units) of the total.
“Most were concentrated in Johor (1,194 units; 26.4 units). As for the unsold under construction category, service apartments outnumbered other types, accounting for 27.9% (19,192 units) whilst the constructed category saw condominiums and apartments dominating, accounting for 41.1% (4,397 units) of the total.”
Calvin, morning. Low land is bad for oil plam and also housing. I think if La Niña happen in malaysia, oil palm output will b worse cause fruit harvest not able to carry out at flooded area. Moreover fruit which exposed to rain n water will damage easily compare when dry. Calvin, do you know melia residence area is prone to flood or is it quite save even heavy n long La Niña?

Melia Residence is located directly opposite Leisure Farm. Its lands are at least 10 to 15 feet above the Truck Road. So it is safe from flooding. Since it is located so near to Plus Highway the only concern is noise.
