your negative cash flows on property will not be able to be cover by dividend from REIT
unless your capital invested in REIT is very big or at equal portion of the physical property

even both nature of REIT & physical property look similar
but both is very different in investment strategy, its not as simple as it seem

REIT have exposure to share price movement
even though share price rarely roller coaster like normal companiesbut if your entry price is wrong, you will be stuck inside forlong time
