Perak Corp was goreng stock at 60 cents, Sbc corp was goreng stock at 45 cents, Lafarge was goreng stock at 66 cents, Tasek Cement was goreng stock when I bought it at Rm2.90, UMW was a goreng stock at Rm2.40(they said Dr. M mighty Proton will finish off Toyota in no time), Pm Corp?
I heard 1 million times people say PM CORP was only goreng stock at 9 cents!

leno, kbunai now has 6 billion shares, how to goring ? simply too many shares, no sane syndcate dare to goreng such counter. A lot of syndicate favourite goreng counters becomes coma when their shares becomes too large.
Perak Corp, Tasek, Lafarge... are all profit making company with good cash cow business, PM corp has good assets and cash on hand with little debts and business is still reasonable. BUT karambunai is loss making, bad assets, how to compare with those?

Perak Corp profit making? Check out its history. Lafarge and Tasek both in deep trouble when YTL Cement threw out prices at Rm5.50 per 50 kg bag of cement in fierce price war. YTL Cement got 2 factories. One in Pahang.
They bought 2/3 Hanjoong Cement from the Koreans and then the last 1/3 share from Gopeng. The Chief Quarry Engineer of Hanjoong Cement told me they built a 5 km road into the LimeStone mountain of Perak. Cement is 83% limestone. Hanjoong alone can last a hundred years.
In price war Lafarge almost gone bankrupt- bleeding with horrible losses. Ha! That was the time to buy Lafarge at only 66 cents.
You see, YTL didn't kill off others. They only wanted more market share.
As for kbunai, there is no connectivity last time. With new 1663 km Pan Borneo highway kbunai will rise up in prosperity.
if I were you, I better to back on track to BJCORP, at least better assets and business model. kbunai only has 2 asset,
one in Sabah.. bleeding non-stop making loss every single year, kbunai share ballooned to almost 6 billion shares doing rights issue to raise money to survive. the resort is too large to manage ( needs man power and maintenance money ) and occupancy rate is too low to be profitable. You cant sell it to foreign investor because Sabah law say cannot sell land to foreigner, not even to West Malaysian.
Another asset is in sepang, to be exact, dengkil in Malay kampong... where got people go there for holiday. IF you want to covert that place into residential, you wont be able to find much buyers because it is located in Malay kampong ( that is why the land is so cheap ). Meaning that property also useless.

you are right on BJCOP, among all the assets, BJCORP has a very good asset in the Jeju island, so beautiful, its like heaven on earth, Karambunai cannot match the beauty of the Jeju island. Trourist, investor will be flocking to Jeju island. Lets just face it, kbunai got nothing to offer.The karambunai is making loss and will continue to make loss and now way to turn it profitable ad no way to sell it to the rich Chinese investors, it will just bleed to death.
See and look back at my postings 5 months ago on December 15 to 17, 2014. When everybody was in panic I called for a buy on Jaks at 39 cents. Jaks is up 100% today to 78 cents!
Don't tell me when 11MP is finally announced on 21st May 2015 that you only start buying kbunai after it has gone up substantially?

Last year after capital exercise the highest price for kbunai was 10.5 cents and the lowest price was 5.5 cents.
Since BN is going all out for 11MP with projected Rm250 Billions Expenditure mostly in Infrastructure and development Nexus Karambunai will get a powerful booster.
The promised Rm100 Million for Nexus Karambunai during last 10MP has not been fulfilled yet. So this round BN and Pm Najib must walk the talk.

BN needs a new mandate to rule. Sabah and Sarawak are BN "fixed deposit" states. Losing here BN is finished. So BN will pour in the Major Portion of Rm250 Billions for development. Kbunai will be prime beneficiary because BN promised 50,000 job creation 5 years ago for Nexus Karambunai.
The 11MP is also the last 5 year Master Plan before Vision 2020 to spur Malaysia into a Fully Developed Nation. Expect the Final Manifesto for The Final Push!
With all these positive factors the chance of going to 5 cents is almost nil. Expect it to cross 10 cents barrier anytime these few weeks.
Stay invested and hold tight till 11MP Announcement by 21st May, 2015.
Mulpha, like many property counters, have high NTA. Last time Sbc Corp was 45 cents with NTA over RM2.00 & Perak Corp at 60 cents with NTA over RM3.00. It takes time for them to unlock their value. There must be some catalyst or trigger mechanism to bring out their full value later. For Sbc Corp it was the KL Property Boom & for Perak Corp it was the emergence of Vale, TNB, Integrax and others.
For Mulpha there will be the HSR & Ascendas Tech Park. It won't be too long before Value Emerge
As for KBunai the Coming 11MP will bring it to life again. Plus the undervaluation of all 4 KBunai Assets. Last time I bought Ibraco at 40 cents. The housing boom in East Malaysia propelled Ibraco to almost RM2.00 (Up 500%). Kbunai is the only remaining laggard now.
But the Most Valuable Discovery is the Astounding Undervalue Assets of KBunai 4 parcels of Prime Lands!
ECO MEDIA CITY, SEPANG In Bukit Unggul Golf Resort 1,360 acres 99 year leasehold land have a book value of only RM2.70 psf. A check with propertyguru & others for latest advertised lands for sale price ranges from RM10 to RM20 for Bukit Unggul land raw land plots alone. So if revalued Bukit Unggul lands should worth 350% to 800% more in value. If we add further value for money expended for its infrastructure, drainage and completed buildings it should worth far more. It should be worth at least RM30 psf or over 1,000% more in Value! These figures are for real. Check it out.
BANDAR SIERRA In Kota Kinabalu There Is A Piece of Strategic Development Land near Sabah State New Federal Admin Centre. It is also near the New Sepangar Bay Naval Base (Remember Perak Corp's Lumut Lands Near Lumut Naval Base?). It is also located near KK Industrial Park. These 415 acres 99 year leasehold development lands (note: in Sabah lands are mostly leasehold) have a book vale of RM2.70 psf Only.
If you check with latest adverts for land prices for sale. They are going for at least RM30.00 psf. So again the Value of Kbunai lands in Bandar Sierra if Revalued Should be at least 1,000% more.

Target price for Kbunai is 39 cents short term. Longer term is Rm1.00
I based this on 5 year wave pattern In 2006 highest was 19 cents. For 2011 new high was 29 cents. So this round being final 5 year I expect it to reach 39 cents.

Better take 7 cents if you still didn't get any at 6.5 cents. Most probably by end of this week you won't even get at 7 cents. And by next month - only 30 days away you won't even see anything still below 10 cents.
calvintaneng -- I like most of your comment esp on Iskandar. Frankly speaking, Kbunai is not really a good bet. I simply don't trust Dr Chen Lip Keong. Having bad experience in FACBInd. To me, Dr and WC of Lion Group is of the same kind.

My main interest is in Iskandar. And I have been led to an experiment - buying for my investors in all flagships except kulai. I found out that the hottest spots don't really give the best yield. Places like JB Downtown, Nusajaya & Medini may be popular but surprisingly money is made more in out of the way places like Ulu Tiram & Kota Masai.
For most properties in "hot spots" they only go up by 100% to 150% only but in neglected areas prices have gone up by 300% to 400% even 1,000%.
So I come to test this principle in KLSE.
Between Blue Chip, Stalwarts, Utilities, Growth Stocks, Dividend Plays, Graham Net Net Plays & Turnaround dead stocks Which will perform the best?
Yet to be seen as I am only here for 19 months only. (I have been in Iskandar Property for 12 years already).
It is not my preference to like or don't like stocks just as it is not my choice in choosing properties. One property I bought for my investor was so run down that they thought of giving up the deposit. When I persuaded them to take it up for RM250,000 they never expected that 4 years later they wouldn't even want to sell it when someone offered RM1 million. They are asking for $1 million (Not in ringgit but in Sing Dollar!)
Since we don't know about KBunai's actual performance. We Just Take Position in all East Malaysia Election Theme Stocks - CMSB, KKB, NAIM, WEIDA & KBUNAI.
Who knows KBunai might turn out to be another "turnaround dead stock" like Lafarge which we bought at only a mere 66 cents in a time when 999.999% REJECTED IT
Hi Calvin, I have been following your insight quite sometime and pretty much favor your genius idea. A question for you: What will be your portfolio allocation for those 5 11MP stocks. How would you weight among these CMSB, KKB, NAIM, WEIDA & KBUNAI? Would it be a good strategy if I overweight those with lower prices or the other way round or equally?
calvintaneng -- I am absolutely agree with you. Return from good share (like Public Bank) is may be less compared with not so good (like CIMB). Different beta.
Property stocks are more cyclic in nature, therefore can go more volatile in either way. UEMS can come less than 50 sen to 3.50, then 3.50 to 1.23 in the current cycle. Catch at the right time will give best return.
Property prices in Singapore already peaked. Probably good to have spill over to Iskandar. To me, prices in Iskandar should play a catch up game when leaders from both countries decided enough is enough to create a win-win situation. All depends on the political will, not tit-for-tat kind of mentality.
Again, credibility and trustworthiness of Directors is utmost important. If you still have idea how Cold Storage Malaysia (CSM) and Fountain Directors swindled shareholders fund, then most probably you may want to keep away from Kbunai.
Just put all your money into KBunai, concentrate all your fund.... if you wanna Huat then just huat kau kau lah...
