PETALING JAYA: Johor experiences the strongest property demand by foreigners and momentum is expected to continue, driven by increased interest from Singaporean buyers, according to DataSense real estate intelligence head Dr Lee Nai Jia.
Keck Seng's turnover yesterday at 316,700 is considered very heavy. Even turnover exceeding 200,000 is rare. I think by the time its daily turnover exceeds 1 million shares its share price could have gone up to at least RM7.
KSeng stocks have strong fundamentals. Buyers of KSeng are long term investors. Buyers are old man or rich people! Volume is small and price keeps going up cos it is tightly held. There are buyers but few sellers!
KUALA LUMPUR (Jan 26): RHB Investment Bank Research (RHB IB) has maintained its "overweight" rating on the real estate sector, identifying UEM Sunrise Bhd as the top proxy for the segment, with potential benefits extending to Sunway Bhd, IOI Properties and Eco World Development Group Bhd if significant railway infrastructure projects materialise in Johor.
In a sector update on Friday, the research house said that if the government decides to proceed with the Johor Light Rail Transit (LRT) and Kuala Lumpur-Singapore High-Speed Rail (HSR) projects, it could boost demand for residential, commercial and industrial properties in Iskandar Malaysia in the coming years, leading to an increase in prices for strategically located parcels of land.
Keck Seng has a lot of properties, mainly plantation and development land that have not been revalued since 1980. In its latest quarterly report, its NTA was stated as RM7.10. Its actual NTA could be several times higher.
"In order to privatize, it need Rm 7.50 to privatize loh!" Keck Seng's directors would be laughing all the way to the banks if they could privatize it without revaluing its properties bought over 40 years ago.
Keck Seng should distribute at least 50% of its earnings as dividends and let investors decide what to do with their money. Then its final dividend would be much much more than 9 cents.
Investors are puzzled why the company keeps so much cash for. If it doesn't know what to do with the cash, then it should distribute it out as dividends.
Goodies could include a final dividend which is several times higher than last year's level or a bonus issue which the company hasn't declared for over 10 years.

The Johor Mentri Besar said the Year of the Dragon would be a good year for the state, especially with His Majesty Sultan Ibrahim, King of Malaysia, taking the reign as the Yang di-Pertuan Agong.

Another great set of quarterly results fr Kseng. Net profit increased by 175pct compared to previous quarter with earning of 26cts per share. NTA standing at Rm7.62 . Will hold on firmly to this great company despite current selling onslaught. Cheers!!!
