Yes, my property broker friend said too many condo in Iskandar now. Previously the buyer intend to rent/sell to SIngaporean or Chinese from China for a profit. Now new Condos are more advance and cater to foreign buyers but are not selling as fast. Those ready to move in unit cannot even find the tenants.
mulpha is not selling condo but price range above 2.5 m n above semi d n bungalow. it has the least effect since those buying are for leisure rather than investing. that match its name, leisure farm.
when every time a stock is dropping, many people will complain y is dropping or should sell earlier, but when it is up, many people also complain why bought so little or none. To sum up, people always like complaining. Just want to ask 1 question, is it mulpha fundamentally turn worse or better, if better, we should not be afraid of any current downtrend price. we must overcome our fear and wait for its price recovery. I strongly believe mulpha will be and will keep accumulating more and more as WHEN I BELIEVE.

AbbyLoo, i am hoping so. Anyway, an undervalued stock worth waiting. We really cant forecast any share price movement but i am sure it is better than buying speculative stock which make your heart beat moves like roller coaster.
Somemore, 40m shares done off market @ 0.46 means something good is going to happen, checked history this is the highest off market deal since 2009. I am very confident and has increased my holding more and more.

KUALA LUMPUR: Mulpha International Bhd saw 40 million of its shares traded off-market on Thursday at an average price of 46 sen.
Stock market showed the shares accounted for a 1.7% stake based on its paid-up of 2.355 billion shares.
At midday, Mulpha was down 0.5 sen to 48.5 sen.
At 48.5 sen, Mulpha is trading at a price-to-earnings of 18.73 times.
Mulpha's core activities are real estate and property-related investment and also financial services with interest in Malaysia, Vietnam, China, Hong Kong and Australia.
Mountbatten Corporation is the largest shareholder with 520.82 million shares followed by Magic Unicorm Ltd, which owns 183.89 million units and Honest Opportunity Ltd 106 million units.
According to Mr Lee, he said that he is frustrated that Mulpha share price did not reflect its true value. He hope to bring share price nearer to Mulpha's NTA which is around RM1.00.
So Mr. Lee buying at 46 Cents is Very Cheap since he hope to see share rise near NTA. That means that Mr. Lee expect Mulpha to double in price to RM1.00
another77, from my observation, buying bulk of shares really need a discount. For seller view, they can dispose with the intended quantity they want at a bit lower than market price because it is mostly impossible to dispose so many lots in open market in one time because it will cause panic sell if seller wants to sell it in big lots. Off market deal create a place for negotiation at an agreeable price. good to both buyer and seller at willing buy and willing sell.
I read newspaper regarding E&O today and said price will be going up if revaluation is done. If we observe current market trend, we are not difficult to find out that mulpha price will be moving uptrend if revaluation is done also recommendation from those promoters. Normally, a 20 to 30 % discount of NTA is used for fair market value of a property stock. With current mulpha NTA 1.00++, 30% discount worth at least 0.70 now. what if after revaluation and recommendation from those promoters, I think double profit from current price in near term is not a dream but in real.
I, uchitech008, strongly recommend this potential stock to everyone. Mulpha might not skyrocket like other penny stocks but definitely slowly and steady. I personally make a strong buy call and keep accumulating once price is softening. Mr lee off market deal really added my more confidence on mulpha, I wish everyone may find and take this undervalued shares too. Keep going.
Let's revalue its current holding on listed company --- Mudajya--552M*22%*RM2.08=RM252M, Mulphal--228M*71%*RM0.455=RM73M, Aveo group---500M*26%*Aus2.23*2.98=RM863M
Total revaluation = RM252M+RM73M+RM863M=RM1.188 billion.
From the above, we can discover that Aveo group market value has been increasing a lot from last year to RM 863M. With today market price of RM0.48, Mulpha market value is RM1.13 billion. Almost equal to Mulpha current market price. Thus, I wont be surprised why mr lee is willing to invest more on Mulpha @ RM0.46. at the same time I keep accumulating when price is softening.
