For Probability, May I ask your visitation to the Site, is there any construction works being carried out? We did not see any advertisement on sale of Q Residenz. According to Bonescythe, the gross development value of this parcel of work is worth RM300/-. Is it true the 70% already being sold for Q Residenz?
chankp7010....so far they had only collected the first Down payment - and since they came up with special structure - the revenue booking is less that 6% of 1 Block the most.
1 Block is about 160 units with the average selling price per unit ~ 300K. 70% sold is only one Block...the next 2 block is yet to be launched.. You calculate yourself...the max EPS potential with the above figures (even with a margin of 40%).
The EPS would not justify the current price... However, the construction had definitely taken place and the image presented by Bone is true...
Its not worth the risk buying at current price...that's all I can say (when u can find plenty of other stocks which can give dividends and have a lower PE).
I will only go in when they are launching other projects (than Queensville) elsewhere... You will only know if they have done it by seeing the next qtr EPS (i.e if its higher than the above prediction).
For Probability, Thank you very much for your insightful information on Seal. I believe Cheras project , Queensville can sell as the location is mature and close to LRT. Furthermore, if the price is around RM300 k - RM400/- range, I see not much problem for the project to be completed soon.
What happens to all SEAL's shareholders? No longer interested to blog and provide your views! Something big is coming within a year's time when Queenville & Q Residenz are up and running. I didn't take into account the land recently bought in Bayan Lepas, Penang for future development for enhancing profitability
