Furthermore, land lease can be renewed for a further term of 60 or 99 years
PAKAI ONLY 29 YEARS spent 13 million, lets say each year minimum generate 1-2 million and 29 years it generates 29-58 million, cukup lah, still earns 16-32 million. Aiya, it is better to put in FD wahahaha..

Let's see why both companies performed so well in 2015... bcoz of strong USD... in 2016, both share price went down... And now 2017 onwards, USD becomes strong again.. but Hevea has appreciated too much, too fast, making it less attractive.. whileas Evergreen still has much room to go up...

It's kind of fun reading some of the comments here at times...it may trigger some thought you may not have considered. As a minority shareholder, I am equally concern whenever there is RPT... In this case the vendor is a subsidiary director, not at Heveaboard Bhd. We have been reading about the 2 families at Hevea not in harmony and even lots of smear tactics to tarnish the image of some board members. Question..have they resolve their misunderstanding and now come to conclusion to "makan" bersama? If that is not the case, I would see there is always a check and balance being in place. How could then a obvious case of unfairness to the other shareholders including minority can happen as claimed by someone in i3 ? Just to offer another side of argument whether this is a funny transaction.
stockraider, i am curious with the land acquisition as well but at the same time, land nearby existing factory is probably not a bad thing too. I used to have a big doubt when hevea had huge borrowings when the whole market and factors were not at their side, but hevea prove us everything with fantastic results. In 2011, they were merely a 60++million cap company with 3.3million net profit bearing a 164million borrowings. Now, they are a 700++million cap company earning roughly 70million profit.. and yet they have paid until 15.11million borrowings. I could only say that is a very impressive thing..

Hevea's RTA segment contributes 60% revenues already & it is selling fast and need to expand quick. The meteoric rise in it's earnings are all due to particleboard and mainly RTA. That is why Hevea has surpassed Evergreen quarterly earnings loh. Look below WOW:

Raider, why don't you write to them to ask for answers? Isn't it better than keep speculating? If not, at least go find out the state of the land. Is it a prime land? how useful is it to the business expansion? I'm interested in knowing too. Who knows he has a land useful to the business and Heveapac brought it from him? What's wrong with that? It's a win-win situation.
Like my friend always says, in the Universal Declaration of Human Rights, article 11, states: "Everyone has the right to be presumed innocent until proved guilty."
I only believe a person is innocent until proven guilty. Whatever you say is mere speculation, and can be taken to court for defamation if the owner of Hevea pursue such interest. As a fellow investor and a friend, I advise you be careful of what you state loh, unless you are very confident.
Somebody very desperate to a common thing in the business world, be it among public listed companies or sdn bhd.
Just check in Bursa announcement for other counters, there are numerous cases of directors selling own properties to the PLC, or vice versa, directors buy properties from the PLC.
You can say the directors taking advantage, but hey, the directors also taken the risk of holding those properties before the transaction, and born all the cost of holding the properties.
The right question to ask is: is the price fair and reasonable, compare to market value?
If the director sell too low the price, can get into trouble also oh! Remember the LGE's bungalow case??

The share price is a reflection of it's fundamentals. Hevea has NO GEARING & in NET CASH of RM 43.278m currently while Evergreen is in net debts of RM 238.501m
238.501m / 43.278m = 5.5 times
WOW Hevea holds real hard cash and Evergreen has 5.5 times the DEBTS of Hevea's cash holdings. Big difference right there. How many quarters are needed for Evergreen to earn and payback the debts? Hevea keeps adding up it's cash-pile. Interesting revelation? Haha!
