You are right. Nowadays shopping mall business is not easy. Many shop lots have to close because biz not good so cannot pay rent. So Hektar need RI for bad debts.

Basically I was attracted to REITS for its quarterly dividend payout. Choose Hektar Reit for its past good performance. (DPU 10.5 sen for the past several years)
Done initial purchased on 02-May-17 for 10,000 @ 1.590. Added 5,000 units when the price dropped to 1.570
In 3 months has accumulated 50,000 shares, total investment RM 76,080 (incl. trxn cost) 1) May 2017 -32,000 shares (RM 50,135) 2) Jun 2017 - 12,500 shares (RM 18,409) 3) July 2017 - 5,500 (RM 7,536)
So if I dispose today 50,000 @ 1.25 , I will stand to lose RM 13,580
REIT is an income stock. Despite Hektar price plunges, in my opinion we should just hold on and keep this as a long term investment as they has been giving out a good returns (average yield above 6.4%)

Already stated in the Bursa announcement, buy 1Segamat mall (funding is mix of RI and debt). Can't go 100% debt as gearing will hit close to 50% limit.
Last time when hektar was 89 cents i didnt buy it. I bought supermax instead at 80 cents. Supermax went up to 8 ringgit plus in 1 year time. I sold the supermax then and bought hektar. I hold very little hektar now after i switched to atrium few months ago. Cheers!
If you sell now, your are being tricked and will regret later. Price will go back to its asset value as Hektar's business is stable. Right now some big share holders suppress it's price so come RI time they got them cheap. Hektar's yield distribution will be 7% at current pricing, highest in REIT.

I am buying at this low price. Please don't sell unless you are desperately needing money. After right issue done hektar shares will go up quickly. Buying now at 1.34 costs same money compared to later if you buy TR plus 1.11. No one is smarter than others.
Shopping mall space are in oversupply in Klang Valley/major cities. Distance between malls in smaller towns like in Muar are further apart (assuming that it is not the only mall in the area) and hence will enjoy better rental reversions post-AEI as over-supply issues are non-existent.
It is REITs that wish to purchase malls in Klang Valley that we must be more careful of.
