Within a space of five days, Country Heights Holdings Bhd (CHHB) had made a significant reversal in its decision with regard to its quarterly results.
Last Monday, CHHB, which is substantially controlled by Tan Sri Lee Kim Yew, announced that it was unable to release its quarterly results for the period between October and December 2023 because there were delays in verifying claims from creditors, as well as ongoing negotiations with a bank on a defaulted loan.
Last Friday, CHHB issued a press release clarifying further the issues related to its accounts. Close scrutiny reveals that the claims by creditors are related to the Mines Waterfront Business Park (MBWP) development and the amount in question is between RM3 million and RM3.8 million.
As for the loan in default, CHHB stated that the amount is between RM72 million and RM79 million and not RM180 million as reported in the media. Nevertheless, CHHB has already received a proposal from the bank to settle for an amount of RM12 million, which is to be stretched over 24 months.
The property developer stated that the board had initiated the necessary accounting measures so that the financial results would reflect its current position.
The loan is tied to the MBWP and Mines International Exhibition and Convention Centre (MIECC). According to CHHB, the assets are valued at RM550 million.
The value of the assets are grossly higher than the amount in dispute. Hence, on paper, there is really little concern over the state of CHHB’s finances. But what’s puzzling is the delay in resolving the matter, until it has led to a delay in the release of its quarterly results.
Timely information is relevant, especially to CHHB, as it plans to undertake a private placement. The proceeds are to be used to refurbish the Palace of the Golden Horses. A delay in results would certainly not help the company get a better price for the placement exercise.

**Tan Sri Lee Kim Yew**, the founder of **Country Heights Holdings Bhd (CHHB)**, has demonstrated remarkable resilience and resourcefulness in his journey. Despite facing significant challenges, he managed to rebound and regain his footing in the corporate world. Let's delve into the reasons behind his impressive comeback:
1. **Survival Instinct and Determination**: - After the **1997/98 Asian financial crisis**, which dealt him a devastating blow, many believed he would go bankrupt and fade away from the corporate scene. - However, Lee Kim Yew refused to succumb to adversity. His unwavering determination fueled his survival instinct.
2. **Debt Repayment and Financial Recovery**: - Lee Kim Yew not only paid off **RM1.1 billion** in personal loans but also helped CHHB settle most of its RM1.1 billion debt. - His commitment to financial responsibility and debt repayment allowed him to regain financial stability.
3. **Endurance During High-Interest Rates**: - During the crisis, he faced exorbitant interest rates, reaching as high as **28% per annum**. - Despite the challenges, he persevered, negotiating with bankers and gradually overcoming the burden.
4. **Humility and Adaptability**: - He stepped down as CHHB group managing director in **2007**, taking responsibility for the company's problems and weakened financials. - Passing the baton to his daughter, Dian Lee, demonstrated his humility and adaptability.
5. **Losses and Sacrifices**: - Lee Kim Yew sold his controlling stake in **Sunrise Bhd**, a high-end property firm, to reduce his loans. - He even parted with his **US$30 million private jet**, symbolizing his social and economic status during better times.
6. **Changing Relationships**: - Some of his former "friends" distanced themselves during tough times, emphasizing that he was "a nobody." - His ties to former Prime Minister **Tun Dr. Mahathir Mohamad** didn't shield him from challenges.
7. **Resilience and Redemption**: - Despite setbacks, Lee Kim Yew's resilience allowed him to bounce back. - His story serves as a testament to human strength, adaptability, and the ability to rise from adversity.
In summary, Lee Kim Yew's rebound can be attributed to his tenacity, financial discipline, and willingness to adapt in the face of adversity.
