Still very cheap...

The lowest in 2016 was around today's closing price 58 sen. It was a screaming buy then. It shot up to rm1.80+ in 2017....

CPF, if interested in the Pavillion 2 in BJC, surely spotted Malton at a ridiculously undervalued price. Wouldn't the fund also buy into the stock?

pavillion bukit jalil is still overlooked by the market. With 1.8m NLA, it is comparable against Mid Valley, Sunway Pyramid. Just look at market cap currently, and take a look at valuation at the two mall.

Even at RM1, Malton is selling at "only" 528m. Pavillion Bukit Jalil should be earning something close to Sunway Pyramid and Mid Valley, which is above RM250m. At current price, the market are giving away the shopping mall for free.

When the shopping mall are close to completion, the market will value it more like a shopping mall operator instead of a property developer. If you panic sell when the share go down, you should be mindful that you are giving away your shopping mall for free.

Malton will not be a shopping mall as it is understood that pavillion bkit bintang will be acquired by pavillion reit after certain years of operation. Nevertheless malton will definitely benefit much from it

If it is acquired, it is going to be in arm's length transaction. Just look at valuation of Mid Valley and Sunway Pyramid. It is definitely worth a lot more when shopping mall completed.

On Technical Chart, it is forming a beautiful "Flag" with volume reducing... and today is T +3 after the upsurge with volume last Friday!

Cheap Sales... Still ongoing..
2.5 sen dividend @60sen still yields 4.1%

1.8million sq ft of lettable area for the Mall is about the lettable areas of mid valley megamall which has a net lettable area of approx 1.822 million sq ft. The Garden has another 866 K lettable area.

Coming Q results should be excellent as the progress of work for the Park View Residence and the Park 2 are fast advancing... Was told now building roads and drain for the Park View Residence...
