So tomorrow will go up or not?

I would say that the chance of it going up tomorrow or the near future is very promising as there would be less selling pressure, less shares due on T+3 or T+4 for the next few days and judging from the strong demand of the share today @66.5 sen.

Technically, it is still on an uptrend. Daily and Weekly MACD is still positive. The price chart is tracing a "flag" formation since it reached the recent high of 70.5, the volume is reducing while the price is softening. After the short term consolidation, the upward move would be even much stronger.

Keep our fingers crossed. Hihi.

@uptrending, TQ for digging up the 2017 annual report. When Tan Sri redeemed so many shares at RM1 each, does he need to really fork out RM1 for each share? Just want to learn up RCSLS.

Yes, it is unfathomable that people are still willing to sell at this price. They forget that they have an upcoming mega-shopping mall. They forget that their company have good sales and order book. They forget that they are selling at one third of book value as well as PE of 3. They forget that most of the stock battered down by fear from trade war and GE14 has already rallied for more than 50% from the lowest point.

Just look at the huge volume done to date, if there are big hand buying, they are happily accumulating with a small premium pay from lowest point but a big discount from true value.

for a different thought, if Malton intend to inject BJC into PAVREIT, it will create a big one time windfall profits/special dividends for Malton share holders. This is another route that Malton can do. Any thoughts?

Only the Mall, if any, not the whole BJC...

Could just sell the Mall to PAVREIT.
PAVREIT has previously bought other Malls like Da Men in USJ..

Price is holding well and Volume done today is reduced to only 2 million shares.

Shares must have been transferred from weak and small hands to strong and big hands. Nice!

What do you think?

Unlikely to go low...

Judging by the total volume transacted since 14th of May, big hands should have accumulated a lot.. the left over shares of the hard core not much already. Anticipate good results would be released end of the month.. The 49% Stake buy of the Mall by the Canadian Pension Fund could conclude anytime soon if it materialises.

Time is pressing and less sellers now at this price.

Just sharing. Trade at your own risks.

1. 8 million square feet of Pavillion BJC MALL, how much net income could it generate upon completion?

Below is the rental rate for the retail malls in the Klang Valley

RENTAL RATES OF SELECTED SHOPPING CENTRES IN KLANG VALLEY
Shopping centres in Klang Valley registered a slight decline in achieved rental rates in 2017. Many landlords offered rental
rebates and a longer rent-free period to existing and prospective tenants instead of reduction in rental rates.
The rental rates of selected shopping centres in Klang Valley are detailed out in the table below:

A side note:
Malton normally announces dividend of 2.5 sen to 3 sen in October every year. In 2017, Malton achieved the highest net profit compare to pass five year. It is possible that the company will announce 3 sen dividend or even higher. At RM0.70 per share, 3sen dividend per share will translate to a yield of 4.3%.

2018 EPS is 19.74sen. Even a 15% payout of earning (3 sen dividend) offer a decent yield.

TSRDL
converted 29,054,176 RCULS to shares in 2017.
Bought 3,200, 000 shares in the open market in April 2018 at prices ranged 75-86
Bought 6, 800,000 shares in the open market in May 2018 at prices ranged 54.5-59.5
Total bought 10,000,000 shares in April and May 2018 at estimated average price of around 65..

As his share holdings was more than 35 % then,
could only buy not more than 2% every six month.

So there is value in the share..

The RCULS was CONVERTED to share on 1 to 1. There was the option to redeem for CASH for RM 1 per RCULS.

Controlling shareholders holding more than 33% but less than 50%, must not exceed the CREEPING THRESHOLD.

creeping threshold means an acquisition of more than two per
cent of the voting shares or voting rights of
a company in any period of six months by an
acquirer holding over 33 per cent but not
more than 50 per cent of the voting shares
or voting rights of the COMPANY.

PART B: TAKE-OVER OFFER
RULE 4
Mandatory offer
4.01 Unless otherwise exempted by the SC, a mandatory offer shall apply to an acquirer
in the following situations:
(a) Where the acquirer has obtained control in a company; or
(b) Where the acquirer has triggered the creeping threshold
irrespective of how control has been effected or the creeping threshold has been
triggered, including by way of a scheme.

From DL perspective, he will try not to trigger a mandatory general offer because if he did that, the market will notice the deep value in Malton and he will not easily accumulate large block without paying a premium. Perhaps it is why there are no more buying from him after April and May.
