Alfonso, if the land price is cheap and sell with reasonable price and huge profit margin, it doesn't matter, especially in such Economy condition, with cheap & huge land bank, they surr will venture into expensive housing development, with the reputation, build up during this period, future higher price project should get fast take up.

Yes, Ally after read your analysis about Lagenda, i drove from penang to BBSAP, sitiawan perak just to visit the site and visited one of the contractors at site which is my friend.

Yes, nevertheless Lagenda profit is high, one of the reason is they left little profit for their sub-cons, sub cons profit is little and they got no choice but to use "low cost labout" (u know what i mean) and low cost material with the highest speed to complete the project. U know what happen when the workers perform "highest speed".

No offense, just sometime to success, Lagenda got no choice but someone has to be sacrificed.
Thank you very much for the subcons contributed to the success of BBSAP.

Warrant is a good buy compare to it mother share. If mother goes up to RM1.20.
Warrant could have more than 100% returns.

今日要写一个较为冷门的股 —— Lagenda。Lagenda 之前的名为 D.B.E Gurnery , 是专做畜牧业的,但现在洗心革面,完全把畜牧业那一块售卖出去,老板也换了,彻底转型为打造霹雳低价房产这块业务。那么 Lagenda 业务和其他房地产公司有什么特别之处? 从投资者的角度来看,Lagenda 可以做到一个单位售价 RM 150K, 但是却每个单位可赚取 RM 40 – 50K, 达到 25-30% 的 PAT margin。要知道,其他大公司发展商的PAT margin 也只是维持在 5 -10% 左右而已,也有一些较好的房产建筑商,也只是达到了15% 左右的PAT margin 而已。那么Lagenda 是如何达到建造低价房产,并且还能维持这样高的赚幅呢?

1) Lagenda 公司因为拥有自己的 construction arm, 建筑材料子供自足,因此在原材料这一边节省了一笔开销


2) 以超低的价格购买土地。管理层瞄准一些2-3线地区的土地,以 RM 2-3 per square feet 的成本购买 ,只占据了 5-6% 的 GDV


3) 2-3线的土地会不会太过偏僻而没人来? 不会! 这些土地距离 West Coast Expressway (WCE) 只需要15分钟左右的路程,所以随着未来 WCE 开张后,这些城镇也会得到大众的关注,无需担心过于偏僻的问题。

4) 房屋价格比邻近房屋价格便宜 30% 。霹雳邻近房产的价格大多都是 RM 200K 以上,但 Lagenda 的单位售价位于 RM 150K 左右,而且还有一些高级设施例如 clubhouse, 泳池等,所以 take up rate 很高! 目前 Lagenda 旗下有3个工程1. Bandar Baru Setia Awan Perdana (BBSAP)Phase 1 已经完工了GDV: RM 729 milTake up rate: 98%Phase 2 和 3 还在建造中,但预计会在 2021 – 2022 之间完工 2. Lagenda Teluk Intan (LTI)Unbilled Sales: RM 157.9 milRemaining GDV: RM 978 mil 3. 其他发展地区Unbilled Sales: RM 61.8 milRemaining GDV: RM 283.8 mil



这些房屋因为价格低,所以成功吸引了许多 B40 和 M40 的群组购买。毕竟对于薪金 RM 2K – 3K 之间的群组,比较难负担RM 230K 以上的房屋。因为便宜又有设施的 Lagenda 成了他们可负担的房屋。Lagenda 房屋大多数的客户都是马来群组,公务员居多,所以不必担心无法还款这个问题。更何况,现在有 HOC 和 Skim Rumah Pertamaku 的推动下,购买者可以获得100%的贷款,也就是连头期都不用支付!



总的来说, Lagenda 在价格上的优势,超低的成本,比其他发展商还要高的赚幅成就了它独特的定位,让他在房产行业低迷的时候所受到的影响不大。不过由于公司刚刚转型,所以或许一些投资者会较于谨慎去投资。

Mother share price have been consolidate since Dato Doh take over. I believe operators already have enough tickets to push the price. You should buy warrant to win big.

Dato Doh already mentioned in his latest interview that this year performance will be much more better than the previous. PAT at least 30% higher compare to year 2019.

PAT year 2018 : 120millions
PAT year 2019 : 120millions
PAT year 2020 : 150millions.

No. of share : 483 mil
fair value pe x10 : 150 millions / 483mil = RM3.10
Hence, fair value for warrant = above RM2

Alerted to this stock from my screener over the weekend. Most property/construction stocks cannot touch but Lagenda is showing consistent accumulation. Something is brewing.

I did recommend this to few of the i3 members. I do hope they win big in this counter. Strong resistance for mother share at RM1. Once break RM1, sky is the limit. Just buy warrant with no regret.
