akmal_rf. I think the intrinsic value of Focal Aim is RM1.20. Eco World paid extra 20 cents more to take Focal Aim private at RM1.40. Only Mr. Market overvalued and overpaid for Focal at over RM2.00. Why?

I own 5 houses in or around Focal Aim lands in Kota Masai. 1 in Kota Masai (Focal Aim) 2 houses in Taman Scientex (Scientex) and I each in Nusa Damai (MP Corp) & Tmn Air Biru.

Of All the Lands in Iskandar, the ones that have the least value & least demand is in Pasir Gudang.
Mr. Tan Pio (The Champion Landlord here has 70 houses) has bought single storey houses here at the unheard of price of RM48,000 (In Nusajaya similar houses are selling for above RM300,000)

So you see, Focal's Lands at Overvalued by all yard sticks.

As Focal Aim has been bidded up by the Market Above Its Intrinsic Value It Is Safer To Sell Into Strength. And switch. Where?

I received INDEPENDENT ADVICE CIRCULAR from Focal AIMS. Eco World offer price is 1.40. Offer will close on 12 Nov. If I not sell till 12 Nov and lets say market price is 2.09. What will happen?

Sold at 2.19 today. Earn a bit better than become 1.40. Really no idea what would happen if I hold and the offer price still fixed at 1.40 even market price is 2.20... Anyone can answer???

if you don't sell, don't accept the offer price at 1.40, they couldn't garner more than 90% acceptance rate, hence they cannot force you to sell at 1.40....

they don't give a damn on Iskandar land bank in my opinion, they just want the fastest way to gain listing status...it is by taking over Focal Aim , maintain it listing status & change its name

the strategic land banks by Ecoworld weigh more than Focal Aims itself....
