HLIB Research said IOI Properties Group Bhd is well positioned to capture the country’s economic recovery in terms of demand for houses.
PETALING JAYA: Analysts have turned positive on the property sector due to a number of factors including the pause on interest rate hikes by Bank Negara, easing of foreign labour shortage, reopening of China’s borders and stronger ringgit.
Hong Leong Investment Bank (HLIB) Research, which has an “overweight” call on the property sector, noted that the Bursa Malaysia Property Index had outperformed the FBM KLCI year-to-date with a 7.3% gain compared with the 0.3% slide recorded by the benchmark index.
This was following its underperformance last year with a 8.9% fall compared with the 4.6% dip recorded by the FBM KLCI.
“While we are only one month into the year, several key developments have already taken place.
“The most significant development for the sector was Bank Negara’s decision for a rate hike pause on Jan 19,” the research house said in a note yesterday.
Historically, the overnight policy rate (OPR) hovered around the mean range of between 3% and 3.25% while the current rate stands at 2.75%.
“The rate hike pause is consequential in the sense that it signals a deceleration in the rate hike pace and increased probability that the terminal OPR rate may end at the lower range of 3% instead of 3.25%,” HLIB Research highlighted, adding this should bode well for housing demand.
On foreign labour, the research outfit said the property sector should benefit from the temporary easing of rules on hiring as announced by the Home Ministry earlier this month.
“For developers with sizeable unbilled sales in Malaysia, we may potentially see upside to earnings in 2023 due to the speeding up of site progress and earnings recognition,” it stated.
On China, HLIB Research said IOI Properties Group Bhd (IOIProp) is well positioned to capture the country’s economic recovery in terms of demand for houses.
“Amid concerns among Chinese home buyers about the ability of developers to deliver projects, IOIProp stands out by showcasing actual completed units. As at 1Q23, it has a sizable RM1.26bil worth of completed inventories in China,” HLIB Research said.
The research firm opined that China’s borders reopening may reignite Chinese’s buying interest in Malaysian properties.
“This will likely only benefit the high-end developers, as each state has a minimum price set for foreign buyers,” HLIB Research noted.
As an example, the research outfit said the minimum price threshold for foreign buyers in Kuala Lumpur is RM1mil.
Additionally, HLIB Research said the strengthening of the ringgit augurs well for the sector while providing a boost to consumer sentiment, apart from reducing the prices of imported raw materials.
HLIB Research named Sunway Bhd, OSK Holdings Bhd and IOIProp as its top picks for the sector.

KUALA LUMPUR: Dagangan Bursa Malaysia meningkat sedikit dalam sesi awal urus niaga pagi ini apabila kegiatan memburu saham murah muncul susulan penjualan semalam, kata seorang peniaga.
Pada 9.15 pagi, indeks penanda aras FTSE Bursa Malaysia KLCI (FBM KLCI) menambah dua mata menjadi 1,478.38 berbanding 1,476.38 pada penutupan Selasa.
Indeks utama itu memulakan dagangan pada paras 1,476.39.
Pergerakan harga di pasaran positif dengan kaunter untung mengatasi kaunter rugi 274 berbalas 137, manakala 276 kaunter tidak berubah, 1,487 tidak diniagakan dan sembilan yang lain digantung.
Jumlah dagangan adalah sebanyak 409.28 juta unit bernilai RM167.57 juta.
Dalam nota penyelidikan, Malacca Securities Sdn Bhd menjangkakan aktiviti memburu saham murah akan muncul hari ini memandangkan prestasi Wall Street yang memberangsangkan semalaman selepas pengerusi Rizab Persekutuan (Fed) Amerika Syarikat (AS), Jerome Powell, berkata inflasi mungkin berkurangan.
"Kita mungkin menyaksikan kemunculan beberapa aktiviti memburu saham murah selepas penurunan mendadak semalam, terutamanya dalam sektor teknologi, sejajar dengan lantunan semula di Wall Street," katanya.
Mengenai komoditi, firma pembrokeran itu menyatakan harga minyak mentah Brent melonjak melebihi paras AS$83 setong berikutan pemulihan permintaan daripada aktiviti pembukaan semula China, manakala minyak sawit mentah melantun melebihi RM3,900 satu tan apabila sentimen menjadi lebih positif.
Justeru, ia menjangkakan sektor minyak dan gas akan menarik pelabur di tengah-tengah kenaikan harga minyak mentah, sambil menambah musim pelaporan yang akan datang dan pembentangan semula Belanjawan 2023 turut menjadi perhatian.
Sementara itu, saham wajaran tinggi Bursa - Maybank, Public Bank dan TNB masing-masing naik satu sen kepada RM8.64, RM4.17 dan RM9.40, manakala Petronas Chemicals menambah tiga sen kepada RM8.18 dan CIMB turun tiga sen kepada RM5.55.
Bagi saham aktif, MY E.G. Services meningkat tiga sen kepada 73 sen, Ta Win naik setengah sen kepada 8.5 sen dan Leform menambah satu sen menjadi 24.5 sen, manakala Aemulus Holdings turun enam sen kepada 39.5 sen dan Iris Corporation tidak berubah pada 16.5 sen.
Di papan indeks, Indeks FBM Emas mengukuh 22.71 mata kepada 10,796.81, Indeks FBMT 100 meningkat 19.23 mata kepada 10,457.19 dan Indeks FBM Emas Syariah mengembang 30.01 mata kepada 11,127.51.
Indeks FBM 70 peroleh 47.09 mata kepada 13,743.54 dan Indeks FBM ACE lebih tinggi 32.58 mata menjadi 5,869.19.
Mengikut sektor, Indeks Produk dan Perkhidmatan Perindustrian meningkat 0.49 mata kepada 190.72, Indeks Tenaga menambah 15.20 mata kepada 913.70, Indeks Perkhidmatan Kewangan memperoleh 18.53 mata menjadi 16,153.86, dan Indeks Perladangan meraih 4.42 mata kepada 6,930.37.

KUALA LUMPUR: Rancangan UEM Sunrise Bhd untuk membeli sebidang tanah pegangan bebas berhampiran Pusat Konvensyen Kuala Lumpur (KLCC) tidak menjadi kenyataan selepas syarat tertakluk di bawah perjanjian jual dan beli (SPA) tidak dipenuhi dalam tempoh bersyarat yang berakhir pada 7 Februari 2023.
UEM Sunrise dalam makluman kepada Bursa Malaysia hari ini berkata, vendor Nipponkey Sdn Bhd akan memulangkan semula deposit kepada anak syarikat milik penuh tidak langsungnya, Lucky Bright Star Sdn Bhd, termasuk sebarang faedah yang terakru, dalam tempoh 14 hari.
Ia berkata, Lucky Bright Star juga akan mengembalikan semua dokumen berkaitan kepada Nipponkey.
"Sehubungan itu, SPA bagi Lot 228 akan ditamatkan dan tiada sebarang kesan mahupun kedua-dua pihak akan membuat sebarang tuntutan ke atas satu sama lain kecuali jika berlaku sebarang pelanggaran anteseden," kata UEM Sunrise.
Tanah berukuran 6.39 ekar itu terletak di Lot 228, Jalan Sultan Yahya Petra (sebelum ini dikenali sebagai Jalan Semarak), yang terletak kira-kira 2.5 kilometer di timur laut KLCC.
UEM Sunrise pada 4 Ogos lalu mengumumkan cadangan pembelian tanah itu, pada harga RM384 juta yang akan diselesaikan dengan tunai RM235.8 juta dan pembayaran 'in-kind' sebanyak RM148.25 juta.
Pembayaran 'in-kind' itu membabitkan Nipponkey memeterai 16 perjanjian pelupusan dan pemindahan tanah (DLTA) bersama anak syarikat milik penuh tidak langsung UEM Sunrise, iaitu Nusajaya Rise Sdn Bhd (NRSB) dan Symphony Hills Sdn Bhd (SHSB).
Kedua-dua anak syarikat UEM Sunrise itu adalah pemilik berdaftar tanah seluas 107.82 ekar terletak di Tanjung Kupang, Johor.
Tanah berkenaan adalah sebahagian daripada Gerbang Nusajaya, Iskandar Puteri.
UEM Sunrise berkata, antara 16 DLTA itu, dua daripadanya iaitu antara SHSB dan Nipponkey adalah bagi pelupusan dan pemindahan dua plot tanah Bumiputera.
Katanya, DLTA itu itu juga sudah luput, hari ini.
"Sebaik saja DLTA bagi NRSB dan SHSB luput, pihak yang memindahkan (Nipponkey) perlu mengembalikan dokumen berkaitan kepada NRSB dan SHSB," kata UEM Sunrise.
