The greatest assets that Paramount owns are : (1) KDU which will provide long term and steady income, (2) ECS ICT, the whole own subsidiary of Paramount. Property income is up and down and the EPS is up and down. Item (1) and (2) will give a steady and high income to Paramount every years. This counter is very good for long term investment.
ECS ICT is not owned by paramount. Both companies are co owned by the largest shareholer Datuk Teo. Still the company is undervalued. The education arm is worth the current market value, not yet include the property arm. Subsequent quarters will be better backed by record property sale. The company should be valued at above 1 billion, which translate into at least rm 2.50 and this is the long term target of the company and ceo mr. Jeffrey
The CEO is an accountant with experience in banking for several years. He is a professional manager and he knows that his performance is entirely judged by results and not by empty promises.

I believe that he is definitely planning to do more than RM1bil (may be RM1.3bil) in 2019. He has already lined up the launchings of Berkeley Uptown in Klang, commercial building in Atwater, Section 13, PJ and more phases in Utropolis Batu Kawan. It is good to have a responsible and dedicated professional CEO who knows what the market (especially the big boss and shareholders) wants. He is pushing himself to achieve the target so that the share price will rise in line with the performance of the results. Everybody is benefitted including the major shareholders, minority shareholders and the CEO himself.
THE WEAKNESS OF PROPERTY COUNTER IS THE EPS IS UP AND DOWN, THE ONLY STRONG SUPPORT WILL BE THE EDUCATION (KDU UNIVERSITY COLLEGE), WHICH CAN PROVIDE A VERY STEADY INCOME. I HAD INVESTED QUITE A LOT IN THIS COUNTER AVERAGING AT ABOUT RM1.90. I HOPE TO KEEP AS LONG TERM INVESTMENT BUT WORRY ABOUT COMPANY'S PROPERTY PERFORMANCE. NEED YOUR ADVICE.
Based on the projected revenues and after-tax profits of Paramount, the company will be doing well at least for the next three years. The unbilled sales have increased to RM866mil as at 30/6/18. Its education segment will witness profit growth of 5% to 10% per annum. It is also expected that some lands or investment properties will be monetised with substantial gains on disposal. Therefore, the share price will move up when the profits increase quite substantially for the next few years.
Major shareholder offers to buy at RM3.00 a share. Last trading price was RM2.17 per share. The offer is 38.2% higher than the last trading price. This is the proof that property counters are trading at "lelong" price just like Paramount.
Jeffrey Chew has already announced in the quarter result press conference that some land and properties will be sold. The values of the land will be unlocked with substantial gains on disposal. Wait for good news being announced when the deals are confirmed.
Share price up is not because investors are expecting dividend from land disposal but because of the future earning prospect with unbilled sale and new property sale at record high. Of course in the future there is high likelihood the company will reward the shareholders if it monetised the education assets, jz like it did this year with total of 16cent dividend per year
The DY for paramount as quoted by Star is 7.62%. This combined with a devoted and capable CEO is a good share to buy for investors.Note very few counters can give you a DY as high as 7% like that of Paramount. I urge investors to buy this share instead of placing yr money in FD or Public Mutual.Also after buying this share, I strongly recommend you to attend its AGM to know how well this counter is managed. What I like in this counter is that you do not get door gifts at the AGM like many other counters. A.David
7.6% DY is with special dividend as result of one-off sale of land. Normal DY is only around 4.0%. Its balance sheet has deteriorated over the years as a result of imbalance dividend payout vs cash flow in other words getting more debts to pay dividend which is not sustainable.
The property market is expected to improve this year. Maybank IB expects that the ongoing "National Home Ownership Campaign" between 1/1/19 to 30/6/19 is going to increase the housing sales substantially.
In the last "National Home Ownership Campaign" in 1999, the overall property market sales increased by 36% as compared to 1998. Paramount as an active developer will participate and benefit from this campaign in a big way.
Before Paramount's DY was nearly 7% but now it is 4.06%. Current ROE =8.83% which I consider is relatively very low compared to Nestle Malaysia and Dutch Lady which have ROE of more than 90%. But u cannot compare like that coz market share prices of the latter are very high. A a long time investor in Paramount , I do not really comprehend why Paramount's ROE is very low. May I request the Management of Paramount or its Board of Directors to explain to me and other share holders how they arrived at its ROE is 8.83%. My remiser and dealer could not help me on this value of 8.83%. My request is made without prejudice but just for me who is a mathematician interested in this as an academic exercise. Should pare down its excessive debt and improve its deteriorating balance sheet as a result of paying dividend that it cannot afford. High dividend payout is sustained thru disposal of asset, debts and rights issue rather than from FCF. In turn, its share price is sustained thru its high dividend payout. This is one mediocre management that is good at hiding skeleton.
This is what matters to me as it's long time investor seeing it evolved from Malaysia Rice Industries Berhad, taken over and got listed around 1980, then grew ...and never looked back.
ROE of Paramount has been quoted now as 8.83% but I could not find any where how this quoted figure for ROE has been derived at. Can any one help me to justify how this figure was arrived. I reckon that with such a situation combined with the lack of a fixed date for implementation of the bonus announced earlier ( by the CEO Jeffrey) will most likely cause to continue the price of the share to vary with time. This may be a blind speculation on my part. I would like other share holders and the CEO to comment on my statement without any prejudice to the Company.Serious.Investor. .

After the sales, Paramount will be focusing on its property development business and possibly venturing into Vietnam, a red hot booming property market for the next 10 years.
Paramount maintains its sales target at RM1bil for 2019. It is launching RM784mil of property development for 2nd half of 2019. The projects are in Berkeley Uptown, Kemuning Idaman, Sejati Lakeside and Utropolis Batu Kawan.
It plans to use 32.7% of the proceeds or RM177mil – the largest portion of its intended utilisation – as a special cash dividend for its shareholders within six months of the completion of the disposal.
