due to its niche and high end property project in Penang
usually high end will command high margin & if the high end property is place at right location with right quality , some rich people still willing to buy and pay for stay (property location at high end location, but at the same time also offer convenience , and high quality design property
I feel its different other affordable or high end project that experience many unsold units now (maybe the premium that they offer do not as good as E&O)
