Just to share between Capital of Singapore management strategy : When I was with MRCB-Capital JV at KL SENTRAL Suasana Condominium development in 1999, due to Asia Financial Crisis ; Suansana Condominium project was delayed completion by about 1 years, so contractually Developer would required to be penalized and pay purchaser delay penalty (or LAD).. but since my other purchase from Berjaya was delayed too.. Berjaya was super smart not to pay me full LAD to me; 6 months delayed was granted EOT by Gov't Housing and Planning Department ; so Berjaya did not need to compensate for the first 6 months delay due to Govt's help, Also they instead of paying cash, I ended up received almost no cash but coupons and deduction of my future maintenance or service charge.. I just accepted as a small Purchaser, as we hope this could help Tycoon Berjaya survived the AFC...also they was no much one can do...

I could not understand the decision made by the MD., Mr. Liew Mun Leong at that time, later only I understood when I see the future project of Capital in KL Sentral sold like hot cakes and appreciate 50%.. people came to recognise that CAPITALAND was not only good brand but the management had long vision and high business ethic, foresight etc., Also Rental Guarantee Scheme for 5 years promised for 65 units was fulfilled despite only 6-7% actually obtained (instead of 10% guaranteed)by CAPITALAND on Suasana Rental Scheme.. the TRUST was built from there, VERY WISE !! WIN-WIN and not WIN-LOSE strategy as compared to Billionaire's BERJAYA, just look at Berjaya Hill, after 20 years all properties still at lost or the zero appreciation, in fact actual sell was lower than purchased price on Meranti Park.. Golf membership still less than 1/3 of original bought price..if you go to the shop-lot near rabbit park at Berjaya Hill, you will see zero tenancy except one in-house convenience store...... you can cheat other or make fool of your purchasers and thinking you are smarter, more powerful but their pain, anger, even hatred are forever toward BERJAYA... HOPE TROPICANA management can do BETTER and not following his Tycoon Brother's BERJAYA HILL's super smart idea as thought by them but it is absolutely Unwise and unethical... !
