ya. it is getting better in quaters to come. net profit is a lot better than the corresponding period next year. next quarters on going billing and revocation fees will increase net profit greatly. Those who attend the AGM should query about profit margin of its project in bukit jalil, so we can be clearer. We should also pressure the management to declare high dividend or special dividend.
if this quarter on going billing for bukit jalil is lacking, it means next quater will have hugh ongoing billing, because with a billing ringgit sales, you can't have low ongoing progress billing for six months. it is not normal. The management also need to explain about the profit margin. After all, we have great confident in this company. Hopefully, everything is above water and no hanky panky.
CORRECTION: Sorry to inform that the Current Q property development portion revenue is Rm110M with a gross profit of Rm17m. The corresponding period of last financial year was Rm70M and profit of Rm6.577M. However, the gross profit margin of the property development segment is below market average. Should seek the management to clarify in the coming AGM. Those going please ask and let us know in this forum. Thanks a lot !
Last FY, Property Development Revenue was RM412 Million and gross profit Rm74.5milion which is slightly less than 20%. For the Q ending Sept 16, he major contributor for the property segment revenue is likely from the supposedly lucratic signature shops...... just a thought to share. Remember buying or selling at your own risks... :)
SK Liew, those figures are not GROSS profit. These are segment net profit before tax. Also comparing with Ho Hup is unfair because cost of land for HHup is approx RM47 psf whereas for Malton (If selling price is RM800) cost is RM144psf. Also, the recognition of revenue/profit for the Park seems normal as the actual construction work done to 30.09.16 is quite negligible(I think earth or foundation works only). Insofar as recognition of profits for shops, etc, under normal accounting treatment, it is lower at beginning stage and higher towards the end of the project. Someone mentioned about BKawan revocation. I think the profit after tax for the revocation should be approximately RM22.8M. As for cash inflow for the revocation I think there is RM228,488,000 besides that RM50M and RM94M.
Thank you JamesPonds. Yes, you are right. That is not gross profit but Earning before tax and interest for the segment! But by sectoral comparison, the profitability of Malton property segment is lower when comparing to the peers besides Ho Hup. Malton BJC selling at Rm800 per square ft and Ho Hup at Rm600 per square ft. So, take away 18% from RM800, Malton will get RM656 per square ft with no land cost as land was provided by Ho Hup. Shouldn't it be more profitable for Malton for the property developed therein in BJC? Anyway, the price performance is great and maybe better things are down the road. Happy investing! :)
Hi Guys, just bought *some* volumes into MALTON today hopefully its a good timeframe to coming in although ringgit are showing weaken since few days straight. maybe someone can share some thought on this trend, technical analyze it should going uphill.

from the chart pattern, it is safe to say that price will consolidate for some time before another push up. As of now, the chart still shows strength, meaning operator is still bullish. Price might hover around 0.77-0.755
