In Johor - majority of the overhang comprises of condos/apartments priced RM500,000 to RM1mil.

So Calvin tells all fellow i3 Forum members to avoid & refrain from buying Condos priced above Rm700,000 in Iskandar.
Go for Landed Houses priced below Rm500,000 which now consttitutes the best investments.
Where to look
1) Bandar Meridin East by Mah Sing still got new 2 storey houses priced around Rm410,000. Over in Ecoworld next door all 2 storey houses below Rm500K have been all sold.
2) In Taman Nusa Damai (just after Bandar Sri Alam) BPruri jv with Mp Corp have launched 2 Storey Houses 20x60 for Rm488K. This one comes with G&G with Chub House and Swimming Pool. More than 50% already sold. This project is called Puri Residences. Opposite is the APTEX Commercial Lands. Bookings can be placed at JB Sentral, in JBCBD.
3) In Taman Mutiara Rini (Boustead) 2 storey houses priced at Rm550,000 each were all sold. This is a hot area.
4) Scientex Pulai has 18x65 2 storey houses selling very well around Rm410,000. Similar built up like those of Mah Sing in Bandar Meridin East. Scientex management is proactive in buying more lands for affordable housing in Iskandar.

I don't have shares in Boustead, Scientex or Mah Sing. I still hold shares of MP Corp which owns the 480 acre lands on Taman Nusa Damai.

Lands in Tmn Nusa Damai consist of the remaining very best lands in

2. Aptex commercial road frontage lands. 6 lanes road connect to Bandar Sri Alam in ten minutes. İnfrar, drainage and landscape all done. Ready to build. TEBRAU TEGUH Lands in Permas are still virgin jungle... long time more since got no development here
3. BPuri took a high land opposite the Mosque and built 300 landed houses. 20x60 2 storey. Prices start from Rm488k a unit. 50% sold out already.
This place is called Puri Residence. Sold agent located in Jb Sentral. Heavy footfall from Malaysians returning from Singapore.
Anyone got S$2,000 job (rm6,000) easily qualify for a loan.
4. One piece of nice land beside Tmn Scientex, Pasir Gudang. Opposite TS Hotel, Sciencex Sales Office and Econsave Supermarket.
Beside Econsave are shops just launched for sale at around Rm800,000.
Scientex is fully developed and sold. No more lands left here. So Mp Corp lands getting more valuable each day.
5. And these are the current prices of Tmn Scientex and Tmn Nusa Damai houses
2 storey compact houses by Tmn Scientex. 16x60 sq ft or 960sf
1st sold at rm138k Then Rm168k
Then they built 2 1/2 storey in Jln Tiong at Rm228k. price raised to rm268k
Current prices for 2 storey rose near rm260k and for 2 1/2 storey is rm350k
Alk these got no gated or guarded. Puri Residence is gated and guarded. Got clubhouse and pool. That is the reason for selling like hot cakes.
6. Other prime pieces of Road frontage lands.
The book value of mp corp land is rm8.50. later revalued to rm11 psf. Current price in kota masai is already rm45 psf.
So Tmn Nusa Damai lands being more superior in location should be anything from Rm35 to Rm50 residential lands and Rm60 to Rm100psf for those Aptex Road frontage lands designated for Aptex. And out of 500 acres remaining lands of mp corp almost half are under commercial.
So Mp Corp has deep hidden value to be unlocked.
i have one house in Tmn Scientex. My son got one in Tmn Scientex and also one house in Tmn Nusa Damai. All tenanted out. All my friends are also happy to see their houses here appreciate by 200% these 5 years..... bought from Jb High Court auction at rock bottom prices.
Everything has gone up in price except the book value of Mp Corp lands.
And so just buy as price is overlooked unloved and neglected.

Daiman Boss told me in today context.... Raw lands that need landscaping & drainage will need at least Rm25 psf Cost Alone. If in Hilly or Hard To Reach Terrain it will cost more.
SO If Cost of Landscaping is Rm25 psf how to get at Rm11.09?
