Further details of the Development Project are as follows:-
(a) a 3-storey shopping complex with 2-floor sub-basement parking (consists of 650 parking lots), total to 5 floors; and
(b) a 12-storey hotel building with 240 rooms on the abovesaid shopping complex.
The Development Project which is located at Jalan Jakar, the town center of Kemaman has a Gross Development Value of RM226,570,000 and Gross Development Cost of RM170,500,000 (inclusive the contract value awarded to PSSB and the cost of the Land).
The development order is expected to be submitted in December 2015 and is expected to be obtained in February 2016.
Kuan said that moving forward, the construction business is expected to contributed some 25% of the group’s total revenue. Year-to-date, the stock is up some 103% at its price of 67 sen. Both contracts bagged by Spring Gallery were awarded by JV Muhibbah Sdn Bhd (JVM).

More than 56% or 102 units of the apartment have been sold. The physical construction on-site progress is also ahead of schedule with an 18% completion rate.
Last month, Spring Gallery entered into a second managing contractor agreement worth RM147mil with JVM for the development of Phase 2 of the Southern City project. It encompasses the development of a three-storey shopping complex with parking and a 12-storey hotel with parking in Kemaman.
The company said in a stock exchange filing that work would commence when the development order had been issued and would take 30 months to complete.
“It’s only been four months since we were awarded the second contract. Spring Gallery has managed the first project well and the construction progress is well ahead of schedule and thus, gained the trust from JVM,” says Kuan. He is the Johor Baru MCA treasurer and a Johor Baru councillor.
Besides Kuan and Lim, another appointee with some political links appears to be Tang Nai Soon, who was appointed as independent and non-executive director on May 7.
He was the Pekan Nenas Johor state assemblyman from MCA between 2008 and 2013.
Interestingly, another substantial shareholder of SBG is Innofarm Sdn Bhd. Innofarm is the major shareholder of poultry company Lay Hong Bhd and is the vehicle of the founding Yap family.
Greenfield Hills too owns a 6.3% stake in Lay Hong.
When asked why Greenfield bought into Lay Hong, Lim says it was just a passive investment.
“The opportunity came to me. I liked the management of the company, and the company appears to be in the phase of growth. I felt there was potential so me and my partner took up the stake in the company,” says Lim.

Investment is an art. If everything in place Liao, sure price sudah spike up a lot loh! You must be able to foresee something and take some risk loh.
I buy superln below rm1, Genting WA during last yr end, many yrs ago before gens open I buy Genting at rm3++ level, even tough ppl keep condemning index stocks.
Net profit of rm23mil very easy lor! So it is small company yet to move. Just like huayang, matrix 3 yrs ago. Many also said like you now, small company, no track record!
But if you know what you doing, expect some great handsome profit loh!

At price of RM1.10, the market capitalisation of SGB is oledi RM115 million.
Assuming PE 5 for similar size developer, you need NET PROFIT RM23 million to support current price!!!
No proof is the point. If proof Liao you think price still so low? Imagine 3 yrs ago matrix, also no proof Mah, also price not move Mah! After tht? Profit keep kicking in and share price double, triple. Same for ecoworld!
I personally don't believe property sector. Bit this stock different. It just started, so price yet to reflect true pictures. Also, if they managed to get. 1malaysia prima projects , huge upside coming! With their political link, my guess is easy job for them to get something.
