If I were a foreigner,I would look to buy assets in countries with good performing currency against USD.Foreigners have lots of choices, they would rather buy assets where currencies have higher prospects of appreciating in future instead of depreciating against USD. So if I were a foreigner looking to buy property in Malaysia ,1st question I would ask myself, what is the future prospects of MYR against USD?
@Rain T : Let not to argue about it. We just wait till the end of the year. If the property market is not going to improve, those high-debted companies are going to take their toll ! I always have doubt on those high debt companies. If their shares prices is not improving, you get nothing from them with zero dividends even if their qrt financial results is green. My opinion : Mah sing 0.70 - 0.90 is safe to collect. Nothing to fierce.
Absence of end financing is the top reason for the higher number of unsold units in the first half of 2019 (1H19), according to Rehda..... bullshit. If today's houses priced below 300k, there will be no issues. Rising income discrepancy, over price properties, youngster have to serve ptptn, etc are the main reasons.
Bnm introduce housing fund collateral for 1 billion has been raised. A point where money Spurs into the market and affect the interest rate. Worrisome situation . Not another mbs great recessions?
Liyilo, Mah Sing's "Debt to Asset only 7.85" ! Check before you write. Don't lazy listen to rumours, pls go and find out yourself. Company with cash-flow problem is usually tighted with heavy debt.
Gtrade : Plentong 3.69m per acres. The location is around city areas (10-15 min drive to central) with majority Chinese residents, you said expensive? If the location is in Kampung Malayu Majidee then I said it is expansive.
Permas Jaya has been developed recent year, look at warakuya & the toast that commercial area. When Mah Sing develop Plentong it will create synergistic effect as they are just sitting beside each other.
After PH taken over JB city is down in every sectors. You can feel it if you are a local. Building, offices, new apartments, condos, and new shop houses to let and rent are abundantly scattered throughout JB city not only Plentong !
....The ruling by the Federal Court yesterday that the Housing Controller has no powers to grant an EOT to developers means greater protection for homebuyers, but it has also created quite a stir in the housing industry. The case was brought forward by HBA’s legal team, comprising 12 lawyers led by Datuk Andy Wong who undertook the case pro bono..
.... funny situation where authority thought they have the power on the expense of buyers but in favor of developers. Is our laws so complicated to understand or people simply wants to misuse their powers? Anyway, lawyers are the most happiest with complicated laws, inefficient legal systems, changing of political environment.... so that can appeal, re appeal,.....
I bought Mahsing on 29Aug19 at 86 cents for 4.5 cents dividend, but on 30Aug19, the earning per cent was 0.96 cent at this financial quarterly report. On 3Sept19, sold this Mahsing at 88 cents even couldn't get the 4.5 cents on 10Sept19. Mahsing is now 68.5 cents.
Just hold and average out nothing to worry about. Under PH rules the construction sectors is going all the way down. May revise after 2020. Malaysia cities still not upto inetrnational level. We need many mega project to boost up our nation interest.
This book is the result of the author's many years of experience and observation throughout his 26 years in the stockbroking industry. It was written for general public to learn to invest based on facts and not on fantasies or hearsay....
