I've been holding it for years..been consistent..4.5% to 4.7% for me..
if got money will top up again. MidValley is a gem..

At current price, annual dividend yield is about 4.4%

Treat it like you buy an apartment to collect rental.

REITs are good long term investments, keep and compound, the ony risk is the rate hike in the next 12 to 24 months. when that come, either sell before or wallop like no tomorrow ahaha.
Last time Chairman Bernanke time Taper Tantrum oso masih fresh in memory. cry cry but finally there's rainbow after the rain :)

"IGB said it will dispose of the 10 properties for a total consideration of RM3.15 billion, which would be satisfied via the issuance of 2.31 billion undivided interest in the new REIT, as well as cash balance.

The 10 properties comprise seven in Mid-Valley city, namely Menara IGB, Centrepoint South, Centrepoint North, Boulevard properties, Gardens South Tower, Gardens North Tower and Southpoint properties.

The remaining three properties are Menara Tan & Tan, G-Tower and Hampshire Place, all located in Kuala Lumpur."

Offices and commercial buildings currently owned by IGB.

They plan to keep IGBREIT a pure mall REIT.

For office REITs, Sentral is good. Most tenants are big MNC or GLC.

aiyo. double edged sword la exposure to REIT. one is the income, the other is valuation.
income is affected by closure..
valuation is even scarier; there is a real risk that in the next 12 to 24 months, when the US Fed start a bout of tightening, confirm gao2 collapse global REITs like in 2013 taper tantrum drama.
so now wanna go big big also think 10 times. urgh

This price is not sustainable at all. RM1.7..
1. Dividends will be impacted from the closure of lockdown
2. Valuation will be impacted by a similar taper tantrum drama in 2013 when Fed starts hiking rates (REITs are most sensitive to rate hikes)

i am just waiting on the sidelines, drinking kopi before bothering to go in again. lets see how it moves

lousy la dividend is too low. at this price, even if 2 sen each quarter, ony 8 sen per annum...on RM1.7 thats 4.5-ish. why bother why bother why bother.
better sapu Tenaga. no withholding tax and all BS.
