I have been holding on average 0.98 about 40Lots...been tiring....but my experiance with MQreit...when i held it at 1.16....got handsome dvidend..then share dived in Aug to 1 before bouncing back to 1.15 before retracing to current prices.....Reits are supposed to be income stocks....and ALS would be the joke of the town if they paid anything less then 5-5.5%.
I thinki the general issue with new IPO for Reits as i have deduced is that...most malaysian retailers have very little concept of holding......they look at share price appreciation....i think for Reit, Naps and Yield is key not share price as shar eprice usually traces closely, 10-20% from Naps unless forward earnings are very bright...
already told in the beginning , same as Dana n ASJ lo...nothing much to offer . It fell from 118c to the present 90c ...how far it may go down is a very big question. I had bought Dana Johor at 28c b4.....
1.2 sen dividend declared. Not sure when the 4Q2015 Financial statements to be released, but definitely this is much lower than what was forecasted in the IPO Prospectus (1.81 sen for YE2015). Not a great start.
Assuming they maintain quarterly distributions at this level, that's only 4.8 sen / yr. (5% DY, 4.5% after withholding tax). Shareholders have to hope that they can turn it around in 2016.
800fold? Not quite. The figures are somewhat misleading, since the previous quarterly report represents less than 1 month's revenue; the IPO was in Sept 2015.
If you look closer at the latest quarterly result, RM7.7m is a revaluation gain in property value. That's about 1.3 sen per share. 2.5 sen EPS reported this quarter, RM6.7m realised; therefore it works out as 1.2 sen distributable income (see earlier dividend declared).
In order for ALSREIT to meet their IPO forecast of 6.4% DY for 2016, they will need to generate net income of about RM9.3m per quarter! RM6.7m is a serious shortfall.
the declared dividend is 1.2 cents/share, based on the e-dividend i got, it is only 1.08 cents/share, 10% missing. is it some special calculation? or should I file complaint?
