KUALA LUMPUR: Aeon Big (M) Sdn Bhd’s store in Subang Jaya will continue to operate as usual after it obtained a stay of execution of judgement against Mega Continental Sdn Bhd’s legal action.

In a statement, it said the Alor Setar High Court had stayed the execution of the judgement in default dated June 9,2020.

“The hearing to set aside the judgement in default for the sum of RM142mil made against the company earlier has been fixed to Aug 6,2020, ” it said.

To recap, Aeon Big obtained the High Court declaration from the Penang High Court on Nov 8,2019 to declare the agreement signed between Aeon Big and Mega Continental in Aeon Big’s favour.

Because everyone thought aeon big belongs to Aeon M BHD. And actually it’s not.

Japan’s AEON Co Ltd owns 51% of Bursa-listed AEON Co and 95.49% of AEON Big.

The remaining 4.51% in AEON Big is held by AEON South East Asia Sdn Bhd.

After trading around 1.20 for quite some times, finally around 0.90. LT negative amidst excessive borrowing and intensified competition. The onlynly thesis is epf is averaging down, this may give some hopes. Good luck.

This is a very simple counter

80 to 85 sen Close 2 eyes just buy

85.5 to 90 sen Close 1 eye just buy

90.5 to 95 sen Open 2 eyes, look and buy carefully

1.10 to 1.20 must take profit, just to be careful or you will miss the profit boat.

prices are cheap, then the people buy on credit and Aeon Credit gets the interest income.

still there is a core requirement for people to buy
otherwise Aeon Credit will not get any profits.
Also Aeon Credit can pay commission to Aeon. That's is quite normal.

Just like you buy a car, take Hire Purchase Loan and the Bank pays the car dealer a commission.

Fundamental of Aeon is not that bad. Of the 28 stores in Malaysia, half of it are fully owned (the land and the building), another 10 are leased, and another 4, they own the building rent the land. Since 2015, the big borrowings was because they wanted to refurbish its existing malls and complete its new shopping mall. Start from 2019, they adopt new reporting standard that the rent expense is being capitalised instead of simply recognised as lease expenditure in income statement. That’s why we see a huge figure in lease liabilities, the present value of future lease payments and the right of use of assets, it’s a pair. As a hypermarket, net profit margin 2-3% is normal, Aeon is in the range, they need high volume and less margin. And obviously it has dropped from 2.7% to 0.6%. which business not being affected by pandemic other than gloves and healthcare sector though? In Malaysia, I agree Shopee and Lazada both have gained more market shares but sometimes you still would need to go Aeon for some necessities, fresh fruits and veggies etc. So far for middle class still go Aeon for grocery shopping, the targeted customer of Jaya Grocer, Aeon, Giant and NSK are totally different. Just the occupancy of its retail and its management need to be observed down the road.

Future value can be negative too. Why it is shown as high instead of low? This is debatable figure. It also opens door for discrepancy in reporting if the actual value is lower.

If you are free, you can go to AEON malls to have a look, especially those in suburban areas

Just look at how much is its average occupancy rate, and do remember that property segment is its main source of profit

Increasing in supermarket (retail) sales is as good as nothing, as that segment only contributes very thin profits, and be reminded that manufacturers (Nestle, P&G, Unilever, etc.) are selling their own goods online by themselves with everyday low prices to further suppress retailers profitability

Even before the virus hit, MY mall space is already beyond oversupplied, now imagine how long it is gonna take to recover and stomach the supply

In near term, PE 15 is still expensive for this counter, PE 12 to 13 seems fairer

Brace your self for the ugliness of upcoming 2Q report, as AEON reported that it waived rentals for its tenants

lambsauce - you're right. The main revenue is from rentals. Margins from sales are negligible. But could you clarify if the supermarket vegetables and meat are mainly Aeon's and not 3rd parties, hence the margin is the main source.

There's in excess of RM700m in the form of inventories - I hope the management can reduce this & free up some cash flow?

Dividendlover - you're also right that the new accounting treatment brings a lot of operational leases onto the balance sheet. Despite not including this in the gearing computation, the gearing ratio is skyhigh.
