to buy back share so that no other big timer to disturb,accumulate,control,takeover n etc...Later to sell in block to the major shareholder at the price HE wants.This is what I think logical.

now we just hope tat Mkland will dispose its Setiawangsa land by next year to maintain handsome dividend going forward...If sold at 96 million as projected, it could futher strengthen its balance sheet more and bring more cash flow so as to frank more dividend to shareholder...I guess it is better for MK to sell land than develop the land and the proceeds fm the land sale all give back all to shareholders...
Looks like Mustapha Kamal do not really give a F how the share price is doing !! He does no do nothing to spice up the price at all ! Worse still, his partner Kasi was dumping non stop ! Recently he stopped dumping, I guess maybe receiving too many criticism from minority so he tone down ?
hopefully dividend will maintain at 3 cts yearly....I believe they declared additional 1 cts due to the previous land sale gain...i guess next year will reverse back to 2 cts yearly...not bad still more than FD rate...i hope they will also dispose its land in Perak tat has been idle and non performing for many yrs...Its land in Perak is not valuable at all...If not because of its Damansara Perdana Landbank, there is no way i will buy Mklank shares...Launching slow, project execution slow and weak, weak management, non aggressive launching are the main reason why it is still hovering below 0.50...MK must do something to spice up its share prices...
This week Fianacial weekly 'Focus' reporting on MK Land's new project of 'The Spire' a 48 storey high end condominium at Damansara Perdana selling @ 700 per square foot. GDV around 230 millions, to be launched early next year ! Hope market will respond to this news positively !
tis will surely spark new catalyst for Mkland moving forward...tis "spire' will surely enhance Mkland next coming launching in Damansara Damai...i believe its target price of 0.80 is attainable with its coming 4 blocks of medium to high end condominium to be launched nxt yr...
i am very sure spire' take up rate is 100% since it is the tallest structure in damansara perdana...i guess when launch on the first day all fully sold as it is something unique...
i believe total new GDV for 2015 is 1 billion(4 condominium)...Even if u include all these 4 condos it is still not sufficient to enhance its profit performance...they must at least launch up to 5 billion GDV to deliver sterling performance since Mkland has large share outstanding...i just hope that they will come out with something big soon...the best thing is to take it private at 0.80 cts or higher...
Nemesis, please question the management in AGM regarding the LAD issue of Armanee Terrace project, last I read from Public Bank analysts report that it is on going at a rate of provision for loss of 20 mils per quarter, expected to be resolved by end 2014. Hope they can give definite answer to minority !! Thank you
dun worry about its LAD problems Lewis...Its massive land sale to empire mammoth in 2010 will continue to provide strong cashflow moving into 2015...the proceeds fm the land sale will be settled in 5 yrs time so in 2015 Mkland will still receive strong cashflow from its land sale to Empire Mammoth...Tis will offset any LAD losses in the future...So i believe Mkland will still declare 3 cts dividend annually despite having the LAD losses as the proceed fm the land sale is huge and tis will flush Mkland with huge cashflow...trust me actually Mkland is now a super cash rich company thanks to its few previous land sale...If mkland continue to sell more land by nxt yr then it will become a high dividend stock moving forward...no need to develop, just sell land is sufficient to create values to shareholders...
at 0.460 Mustapha kamal n Datuk kasi are still sitting in a huge paper loss over a long period of time...Pls dun think tat they stupid...Of course they will find a way to bring its share price back to 1.00 to break even...Reme=mber last time Mkland issue price was 1.45 per share...So as long as Mustapha is still major shareholder of Mkland he will sure do something to boost up mkland back to 1.00 but it takes a long term effort...it will surely come back as time goes by, so patient is the only key to unlock values in Mkland...Mustapha is not stupid pls remember tat...he is just waiting for the right time to ramp up its share price to profit fm it...even if he declare 3 cts dividend per year he already super rich because he as the ,major shareholder also receive the dividend as well...
iQBE189...U might be buying too early and too high..Mkland might drop back to 0.40 after the 1qtr financial announcement...tis is due to the LAD losses estimated at 20 mil tat is gonna be reflected in its 1 qtr 2015 earning...Maybe tat is the reason why it started dropping recently as Mkland's ugly side is raised again with its LAD issue problems...
Don't worry...if got chance drop to 0.4... I more happy... if this week or next week can drop until 0.4-0.35 I open Champagne celebrate at my office with my girl...
Guess I will have to average down my price...anyway I don't believe that 1st q will be having poor results as they will be distributing dividend on nx month so it does not make sense to have bad q and yet distribution of fund continue althought I know that it is frm the profit of land sales
they really want the price to drop.... bcoz mkland is about to start a share buy back program... soon enough, share floating is reducing.... eventualy, become a private company....
i dun't think they will start buy back share...they ve been renewing share buyback authority every yr but didn't even buy back a single share till now...
anyway i am waiting with my big truck here any sign of price weakness i will load up my truck with mkland share preferbly at 0.40-0.41 soon...anyone who are panic can sell to me at 0.41 cts ok i will pay cash straight away no need to wait 3 days for clearance...straight cash deal...i am waiting!!!
Mr Nemesis I am from East Malaysia n i dont have time to attend the AGM. Can u ask Tan Sri why the share price cannot reflect the true picture of the company . We cannot depend on GOD wish for the share price ( he mention during the last AGM ) . The director have to do something to it. If it is due to no confidence of the public with the management team i think a major change to the management team have to be done immediately. If the present team is good why public have no confidence on them . REMEMBER TAN SRI mention he wants the counter to go back to the old glory. ( if i dont heard wrongly during the last AGM) Another possibility is that the management want to maintain low share price so that they can privatize at a lower value. nickyeo55 i wont be able to attend AGM meeting as i ve a business trip on tat day...Whatever it is patient is paramount in successful investing...Buying Mkland is similar to "Cigar Butt Investing" made popular by warren Buffett...Just imagine the cigar butt u found on the street...It might ve the last puff BUT it is the last puff tat make all the value difference...Ur purchase of Mkland at a huge discount to its intrinsic value tat make all the value difference will surely quarantee tat the last puff will bring u huge reward due to the huge discount u are getting fm the vast landbank MK is holding...Just be patient all of u who are weaken in faith...

u should be thankful tat the market and investors are still slow to recognise mkland's true value tat is why it is still trading at pessimistic price...it benefits u and me as we can buy more at depressed price..."Someone seated at a shady tree because someone planted a tree long ago" It takes patient to watch a tree grow hopefully tat tree will grow to become a massive oak tree...
