No need to waste time develop the land...Just ask Mustapha to sell all its landbank and return all fund to shareholders OR just take MKLAND private at 0.88 cts...After that what he wanna do with the land i dun care, just privatise it and delist it from bursa i am glad to hear that...
as I see it ,mkland will only go up n down n side way.Will take long time to reach even 0.60cts.Why?It is because that is its trend since from the past.
kktom u haven't mentioned the time it was trading around 1.00-3.00 during 2004-2006...tat time mkland was even high gearing...Now its balance sheet is clean with good dividend yield but its share price is lagging behind its fundamental values...investors fail to see value in mkland...At 0.40 its dividend yield is 7.5% at 3 cents per share...If tat is not good enough, then what else?
This is a very good counter,no doubt.The big timer are playing with it.I suspect the big timer have in control with the company and playing with the share price up n down to earn some pocket moneies(to them).
Kktom, I bought it in 2010 at 39 sen, gone through the ups and downs of the share price. I held on, thought that one day the share price will catch up with its fundamental. After 5 years, share price didn't change much. What I got were just dividends.
I would say this is not a speculative stock. When the whole market is down, you don't expect this stock to continue trending up. I bought this counter 2 years ago with average price of RM0.30. With the current price and dividend paid, my return is almost 50% over 2 years. Therefore, it boils down to the investment strategy.
This type of stock to me cannot be treated it like wife,but just friend,kiss n say good bye.Never give them high hope it will reach your TP.Remember there 1.2b shares issued,how much floating is unknown.
So what if they ve 1.2b shares issued...There are many stocks in Bursa with more than 2 billion shares issued also can climb above 2.00...It is a matter of whether the management want their company share price to reach tat price target or not...It is a question of WHEN they wanna ramp up the share price of their company...We just ve to make sure we stay onboard as we ve no idea when...The time will come one fine day trust me...it will rise to not only 0.80 but above 1.00 at the right moment...
As u can see Mkland is trading at a very tight band between 0.40-0.405 for the past 2 weeks...This suggest tat Mkland is at accumulating phase...it means tat it could break out soon once tis accumulation phase is violated...Get ready a for a surprise break out tomorrow!!!
Anyhow, the public spread for this counter is not much. Out of the 1.2Bil, Mustapha Kamal and P.Kasi are holding almost 64%. Therefore, can push up easily if they have the intention.
exactly Food4Thought...It is all up to Tan Sri Mustapha whether he wanna push it up now or in the future...He has the full power and control of its share price as he is the major shareholder...There must be reasons behind why he still keep Mkland at low valuation...I am sure he will ramp it up to reflect its true value once the time is right...I still maintain its TP at 0.88-0.98...
I am from Singapore and this is my maiden posting. My late dad left us (my siblings and myself) with some M'sian stock. Due to the weak ringgit vis a vis Sing dollar, there is no point changing back to Sing dollar. so I am helping my family to manage his M'sian portfolio since he passed on.
One of the counter he had is 200,000 shares of MK land bought at around 36-37 sen. I can't remember exactly when he bought MK land but I am quite aware of his transactions as he had always update me whenever he bought/sell his stock.
He pass on 2 year ago and I took over his portfolio. the first thing I did was is to add another 40,000 of MK Land at 29.5 sen just before the General Election when I chance upon a research report which gave a target price of 80 sen.
I recently found this site/thread. I am now more convinced of MK land after reading the comments here and will certainly look to add more of it.
U buy Mkland get Free land with nothing to worry about its borrowings...Buy 1 FREE massive landbank...U buy other stocks get FREE High Borrowings which is a huge liability...
Mkland is ready to take off anytime soon...It is very firm at 0.40-0.405 for the past 2 weeks till now...Once its accumulation phase is over then it should move higher to 0.45-0.47 soon...it will launch high end condominium "Spire" tis quarter the tallest building in Damansara Perdana....
ha..ha.. don't think property stock will fly.... It's over supply and over price (esp condominium). i sold all my MKLAND share already... example of IOI Prop. also go to lowest and will be lower soon.
The more I check the price of this stock, the more I am frustrated !! Even all other counters shoot UP 100% - 200%, this counter only up 0.0000000000000000001 % hahahhahaha

Ah haaaaa...yes i agree with you high end condo is oversupply BUT high end condo in good and sought after location in Damansara Perdana is not oversupply...the high demand will always be there...In the end it is always location, location and location...it is reported Mkland unbilled sales so far is in excess of 500 million...tis hasn't factor in the soon to be launched "Spire" sales...i believe Mkland unbilled sales will rise to 800 million by year end

with more than 2,000,000 million shares in my arms i bet i ve overtake you in total shareholdings kktom...But why i ve the courage to keep on buying when all others are skeptical and doubtful...Even i told myself i will keep on buying if others wanna give it away cheap to me anytime...WHY? cause i see tremendous values in Mkland which ve a clean and net cash balance sheet...With strong balance sheet we could expect more and more dividend and with so much land to support it even if its earnings are not that attractive...If u ask me whether it is better to buy into earnings OR assets, i would tell you i prefer to buy assets as its value never changes only to rise more and more in future...With Mkland u won't find things like impairment loss as almost 80 % of its non current assets are land that is why it is called Mkland...Earnings fluctuates fm time to time but land asset value will only rise in the future...I might be wrong about Mkland as maybe i need to wait ages long for its share price to come align with its intrinsic values but at least it is worry and stress free...From what i see the company will maintain 3 cts dividend per share for this year as supported by higher unbilled sale...God ve mercy on me as i am just a value investor NOT a speculator...though Mkland has fallen but its value ve never fallen and falter....in times to come may it rise up again and stand tall among the big boys in the property sector...
If i have that much of cash, i would think of buying property rather than this share. Property price will appreciate faster than this share. You can see from the track record. Look like only company director and major share holder benefit as they can enjoy high remuneration. I hold this counter for 2 years. Buy property already make me rich but not this counter. Sold all already. Cheers.
Nemesis I agree with buying mkland to invest for long term . I believe beside buying Mkland u also own some property . So Ah ha both of u are correct but what to invest all depend on how much do u have .
I have said this is not a speculative counter. You do not look at it every day and expect a big fluctuations. This is the counter suitable for long term investment and the intrinsic value will be reflected one day.
It went down to 0.32cts previously due to foreign fund managers exit Malaysia but others see this as opportunity to accumulate the shares. Therefore, it appreciated back to 0.40cts. This was also the case in 2008 but I missed the opportunity in 2008. Counter with such strong fundamental is always in the portfolio of fund managers.
WHOOOO said Spire project halted!!!!! kktom plsss buy more to push up tis stock...it should worth 0.88 by now NOT merely 0.42...maybe i will buy some to push it up later...
