Kenanga :- "Our valuation methodology has been switched to the more conservative PBV-driven method because RNAV plays are not as meaningful when the property market is sluggish. On that note, we are (i) trimming our FVs of the said stocks by 17%-58% which resulted in an across the board TRADING SELL call for all the stocks, and (ii) also CLOSING POSITION on them. "
Construction players and property developers may garner investor’s interest, as house prices in Malaysia are expected to rise about 3% after the goods and services tax (GST) is implemented starting this April.
Property consulting firm Rahim & Co executive chairman Tan Sri Abdul Rahim Abdul Rahman said, although transactions on residential properties were GST exempted, building materials would be taxed under the GST.
Even so, he said the property market was expected to be stable on the back of steady growth, despite signs of a slowdown seen.
Great news regarding the JV with Empire ! It said at least 82 millions entitlement for the next one year ! Or higher of 22% of GDV ! Meaning next one year sure showing profit on their account by this JV alone ! As I opined last time, they have value land bank but lousy in execution, they shall JV with this rising developer managed by Sean Ng to unlock their land value ! No wonder the share price show strong support recently ! May I suggest they also JV with Empire for 'the shire' project so that they won't screw up again ! (The bad news of the project got halted sounds like they screw up again !!)
My speculation again :- they shall have corporate exercise with Mammoth Empire such as take-over or merger , as Empire is reputable for shrewd execution ! If this corporate exercise really materialize, all minority shareholder eg Nemesis will laughing all the way to Paris Hilton s concert party already ! Hahahahahahaha
remember what I said last yr?This is what I exactly mean --joint venture.Mkland alone cannot do such a project.they only know to build low cost housing.Hopely with the damansara Emoire JV will bring back mkland glory.
Back to the joint venture with Empire Mammoth i am deeply optimistic...I believe Mkland original cost of the 11.7 acers land in Damansara Perdana is very low...Let say after deducted its land cost and Mkland raked in 50 million net profit fm the land sale, it will bring in at least EPS 4 cent per share net profit to either 2015 or 2016 financial results...If u combine tis land sale EPS 4 cent profit with its unbilled sales of 500 mil we could expect full year financial of EPS 10 cents per share...Hence total dividend will be upgraded to at least 4 cent per share outperformed last yrs dividend of 3 cts per share...Let us count the real value of mkland now; Mkland sold 11.7 acres to Empire for 82 million...Let say Mkland still has at least 220 acres of land in DPerdana as reported by kenanga; So 220 acres of land in damansara Perdana will bring to a total of at least 1.5 billion according to the rate Empire Mammoth deal with Mkland for tis joint venture..it means tat its total landbank in Damansara Perdana alone is worth 1.5 billion.!!! U haven't count in their other landbank in Damansara damai Sg buloh, its vast landbank in Perak, kedah Langkawi and small tract of land in Setiawangsa in KL...So if u combine all of tis land value together with the 1.5 billion land value of Damansara Perdana, U will come to a figure of at least 1.9 billion for its total land value compare to its Market capitalisation of just 510 million...Still we haven;t count in their investment properties values in Bukit Merah laketown, Taiping golf club and Langkawi Blue Lagoon hotel...So from all these calculation I conclude that Mkland real value is worth more than 2.00 per share after minus all its borrowings...Just imagine u are just paying 0.425 for a share tat is worth more than 2.00 per share some more it is net cash balance sheet with handsome dividend...Let say Mkland don wanna take risk develop the landbank so they sell more DP landbank to Empire Mammoth in the future it is enough to maintain sterling financial result and windfall dividend to shareholders when they unlocked all its hidden land values...I believe Mkland will not stay below 0.50 for long...Sooner or later investors will come to realize its real intrinsic values and drive up the stock prices to match its real fair value...
Whatever it is don talk so much i am gonna buy more of Mkland next wednesday when the market opens after long public holiday...near term target of 0.60 is reachable soon...
MK land JV with Mamoth Empire in few projects already ... This partnership reminds me of the merger between UEM Land & Sunrise few years back to form UEM-sunrise, one have many land bank and the other have expertise in property development ! Eventually the share price up many times ! I hope they can merge and become "MK-Empire" ! If that happens, Nemesis can opt for early retirement d ! Hahahaha

Nick 2014 we received only First(1 cent) and Final(2 cents) total= 3 cts...So one thing for sure due to the land sale and improved unbilled sale, they will surely maintain total of 3 cts OR 4 cts dividend for 2015...If Mkland really rises to 1.50 then i will invite Paris Hilton to dance and perform in Menara Mustapha Kamal...Wah!!! MK-Empire that is a really powerful name Lewis...I urge all of you to buy more once market open but b4 that let me buy first at 0.425 b4 it rises to 0.45 hahaha...So far Empire is the largest land buyer of Damansara Perdana fm Mkland...Empire didn't own any land in DP he bought all the land in Damansara Perdana fm Mkland...I am very sure he will buy more land fm Mk and transform Damansara Perdana to be the next Mid valley in the future...We shareholder will enjoy the massive unlocked hidden value of their land in damansara Perdana...Now i really fed up why got so many public holiday cos i can't wait for market to open and see how high Mkland could rise on Wed...I am targeting price to be firm at 0.50 for FEB...

Just imagine if Mkland sell all the 220 acres of land in Damansara Perdana to Empire, it could bring in at least 1.5 billion cash to Mkland making it one of the richest property developer in Malaysia i guess by that time the share price will hit at least 1.50 as its Net tangible Asset per share will rise to at least 1.80 per share...Empire is a shy-low-profile and cash rich developer and its development in Damansara Perdana will benefit Mkland in all aspects...It is time to say Bye Bye to Mkland at below 0.50 cent price...Next level will be 0.60 of course it will rise gradually...Now wonder for the past 3 week Mkland price was very firm and steady cos both parties were accumulating at lower price b4 the announcement...By Wed it will explode and fly to the sky...the time has come for Mkland to shine again...Lewis, Nick and kktom u ve been my die hard supporter for Mkland now it is time to reap the harvest what we ve sowed though it takes ages long for it to bear fruits...

looking at the company's overall plan on its future development and viewing the chart on its future direction, it is simply comforting and reassuring. mkland will ultimately fulfill all the wishes, theirs and ours for a bountiful and rewarding journey, baring any unforeseen circumstances.
Just look at today's volume u will know that the next big rise is coming to Mkland...The JV with Empire Mammoth will bring more positive synergies and development to Mkland in the future...Who knows in the future Empire Mammoth will acquire and buy a stake in Mkland to get excess to its landbank in Damansara Perdana to transform empire city to be the next iconic Mid Valley in damansara...i M sure there could be corporate exercise btw them in the future for good...Tis should send Mkland to 1.00 if tat comes true...
Nemesis, what you said earlier regarding its simplicity is very true ! No warrant, no cover warrant, no loan stock, no right issues etc in order to cheat / request more shareholder's money, or dilute your shareholding, and also incur unnecessary cost for those funny derivatives , just one and only MK Land share ! And yet every year giving handsome dividends DY almost 7% to shareholders ! I hope this tortoise with low and steady pace will win the race against arrogant rabbit eventually !!
Lewis i believe Mkland will be one of the most shining stocks in 2015 given its collaboration with Empire Mammoth and more property launchings in Damansara Perdana...With its strong balance sheet there is no need to go for right issues, derivatives, loan stocks, private placement or all those funny funny things tat dilute shareholders ownership...Even if Mkland making little profits fm its operation i am also satisfied as its hidden asset and landbank is enough to create wealth to shareholdersd...Don forget Mkland is worth at least 2.00 per share based on its invesment properties and massive landbank...
Public Invest TP 0.80 since last year... there is so many investment banks, but today only TP by public invest, also at 0.80. MKland is the only picked up by public invest. So did public bank grant a lot of loan to mkland? hahaha
