:) KUALA LUMPUR (Aug 27): KSL Holdings Bhd announced a 59.4% jump in net profit to RM67.78 million in its second quarter ended June 30, 2019 (2QFY19) from RM42.52 million a year ago. The Johor-based property developer attributed the better earnings to the completion of its existing main projects in Johor Bahru and Klang. The change in sales mix during the quarter under review too helped to lift the group’s basic earnings per share to 6.66 sen, compared with 4.18 sen apiece in 2QFY18. Quarterly revenue expanded nearly 32% to RM195.91 million from RM148.49 million, an exchange filing today showed. The developer’s cash pile soared to RM354.12 million as at June 30 from RM296.86 million a year ago. It is indeed sitting pretty on a net cash position of RM172.1 million, or 16.9 sen per share. KSL’s net asset per share was at RM2.86 as at June 30. Its share price closed at 80 sen giving it a market capitalisation of RM813.77 million. Its improved quarterly performance bumped up its first-half (1H19) net profit to RM96.65 million, up 22.7% from RM78.78 million in the corresponding period a year ago while revenue rose 13.1% to RM317.9 million from RM280.96 million in 1HFY18. The group said it is in the midst of developing a piece of land held along Jalan Klang-Banting here, and is anticipating a gross development value of RM10 billion with 10 main development phases. “This mixed development project is expected to entail thousands of units of residential and commercial properties,” said KSL. Meanwhile, the group is also expecting to benefit from more incoming investment from Singapore to the Iskandar Development region, as most of its flagship projects are located there. It also has land held for current and future development in Johor Bahru, Batu Pahat, Kluang, Segamat, Muar, Mersing, Klang and Kuala Lumpur, most of which is available for immediate development with approval for subdivision granted. According to KSL’s latest available annual report, as at Dec 31, 2018, the group has approximately 2,300 acres of landbank spread across these areas. “These will help the group sustain its medium to long term development and profitability,” KSL said.
KSL has cash balance of RM340mil as at 30/9/2019. If KSL declares dividend of 3 sen per share, the dividend distribution will be RM31mil. KSL will still has a balance of RM309mil cash after the payout.
KSL bosses has to pay income tax of 30% for the directors fees as their income are more than RM2mil per year. If they receive the payment through dividends, the dividends are only subjected to 24% corporate tax. It is advisable for KSL to start paying dividends again and let KSL becomes an attractive counter for the investors again.
Paying dividend will boost the share price instead of share buyback. Some old directors might think that the share buyback boosted the share price immediately and those wanted dividend could exit by selling at higher price :)

We can't do anything if the management don't want to pay dividend. They said they will pay dividend after the KSL City Mall Klang start operation on next year or 2021. I decided to wait and play patient with management and see whether they wanna pay dividend or not finally.

In fact, KSL can afford to pay dividends even at this period. The company currently has RM340mil in cash. The company just needs RM51.9mil to pay 5sen dividend or RM83.0mil to pay 8 sen dividend. It is really not logical for the company not to pay any dividends when the company is making RM235.4mil after-tax profit for the last 12 months.

Which i read to mean that any actions to rehabilitate their distressed assets e.g. selling off properties, changing management of nonperforming companies will start to take place soon. We already saw some initial actions with the restoration of TH Heavy's PETRONAS license and TH Plantation's asset sale.
I don't have any inside news on UJ but I cannot imagine they are happy with these directors pocketing upwards of RM25mil in salaries and bonuses p.a. while sitting on a massive pile of cash.
SO - what are the next steps forward? I'd imagine it will be a really raucous environment in the next AGM (typically held in end-May) OR if UJ wants to get things moving, perhaps we will even see an EGM called to call for the removal of the Remuneration Committee chairperson.
