It is 10 yrs long term price target...if u factor in the coming 2018 stock market crash plus the property recovery it will surely take at least 10 yrs time...if we can't wait tat long, then switch to other speculative stocks...
1) property recession, 2) bad name n reputation 3) weak management 4) uninteresting property launching...these factors will surely draw investors away fm mkland...unless management do something extraordinary great to change investors perception of tis counter, there is no way it could rise back...
Therefore I m calling for a SELL on tis counter due to its slow project n weak target launching...Given its size n large share outstanding Mkland is supposed to achieve at least 10 bil in GDV project development...Currently it is even less than 1 bil GDV...Pls don waste time developing its landbank in perak as its is low cost housing development, it won't bring in much profit...it is still a SELL call for me with fair value of 0.28 only...SELL as it is not worth waiting for tis slow snail...it is almost 9 yrs since 2008 recession n Mkland is still trading below 0.40...What has gone wrong???
It is time to sell tis crap....I bet 10 yrs later the share price might still be trapped at 0.35...the management just doesn't care about creating values for shareholders...So don waste time anymore...

I already disposed half of my holding in Mk at 0.42-0.45...Maybe it is time to grab it back...dividend of 1 cent is coming next mth...yea it is time to buy back...
Its affordable housing project in Klebang putra, lembah beriah will kick start tis coming 2nd half of 2016 with over 500 mil GDV for the first phase spanning over 200 acres of land out of its 4000 acres of total landbank in perak...pls hear tis jolin Lai Chii Pett...I don wan u to lose money in the stock mkt again...really pity!
Mkland must sell at least some land in Damansara Perdana tis year otherwise its 2017 financial profit will be under pressure...No need much, just 10 acre of DP land will do to secure a steady income to maintain good dividend...10 acre of DP land will surely worth at least 100 mil enough to pay 4 sen dividend per yr...It still has 230 acres total landbank in Damansara Perdana and about 210 acre of landbank in Damansara Damai Sg Buloh...RNAV stood at around 2.20-2.30 per share compare to its current share price of 0.365...crazy discount to its RNAV...it still has 4000 acre landbank in perak which they will start to develop tis yr, and the rest in setiawangsa KL n some in kedah, langkawi...230 acre of land in DP alone is worth at least 2 billion+++ currently...the remaining of 4770 acre landbank u count yourself ok...
Let's do a simple calculation of Mkland's total landbank value...I might not be correct but I will stick to estimate current land value Psf...230 acre in Damansara Perdana= 2 bil, 210 acre in Damansara Damai= let say estimate 1 billion, 4000 acre in perak= 500 mil estimate, 55 acre in Setiawangsa = 140 mil, 400 acre in kedah = 150 mil estimate...TOTAL up is 3.7 billion...So 3.7 mil deduct its reported 700 mil land held for development in its balance sheet u will get 3 bil of excess revaluation...So 3 bil divided by its 1.2 bil total share outstanding u will get??????
It is 2.50 per share in surplus revaluation....Finally 2.50 plus its latest NTA 0.98= 3.48 RNAV...So MK might worth above 3.00 RNAV per share...I might be wrong in my calculation formula, pls do ur own analysis and tell me ur result...Good night!
Haha Nemesis I though when the price was below 40 cents u curse n told us that u will sell all your holding . U also believe that after 10 years the price still cannot move upward . Already bought back some after dividend EX....Anyway the longer MK keep DP land the more valuable it is...Its RNAV will rise year to year...Actually no need to launch any projects, sell land already enough to send the price to 1.00...Just sell all the 230 acre DP land to empire mammoth then MK share price will be worth at least 1.50 per share...hope they will do that n declare 1.00 special payment to all the shareholders....
