News said tat Empire mammoth had planned for the biggest mall in Damansara Perdana even bigger than Pavillion and Mid valley in malaysia...tis should cause DP land value to rise even further hence Mkland will become more undervalued in the future...one thing for sure the Empire group will surely purchase more land fm Mkland soon...tis will unlock Mkland's value trap...A joint venture between MK n Empire Group should bring tremendous values to both sides...
Just look at Bandar Utama, Bandar Sunway and the area around Mid valley where it has one thing in common...tat is it is the most sought after place as it has a prestigious mega mall within it...I just feel tat MK is so fortune n lucky having owns the remaining 230 acres of undeveloped land in Damansara Perdana which is the largest in Damansara area which alone is worth at least 2 billion or more and surely worth more n more moving forward...tis largest mega mall fm the empire group in Damansara Perdana will add fuel to fire and cause explosion in land value in Damansara Perdana...It is Mkland's jewel attraction...
It is indeed beneficial for Mkland to report lower profit as it will blindfold others so that they can't see its tremendous value within its balance sheet...for long term investors like us it is a great buying opportunity to accumulate at huge bargain price Vs its huge intrinsic values...I m always happy for it to stay at current level or lower...If it goes UP I profit too, if it goes down lower I buy more at discount price n profit in the future haha! So wonderful...
Mkland is not so profitable but it owns the largest ULTIMATE undeveloped landbank in Damansara...Nearly all of damansara hotspot area had been well developed except the 230 acres tract of landbank owned by Mkland...It is the ultimate last landbank standing and tat is what make it deeply valuable and precious in the future...
Mk will strike a fortune if a developer wanted to acquire their land in Damansara Perdana...The longer they keep the land the more valuable it is...just imagine if the land value rises up to 500 psf in years to come...then MK RNAV could rise to 3.00 per share...just hope they will sell more land soon...
Mr KKtom i attended the AGM the management team beside Mr lau looks not energetic n proactive at all . Anyway this is a good counter that allow us to play between the range of below 40 cents n sell above 40cents . This Chi Pet is just like baby want to create attention from her parents. Just ignore her .Haha chi pet making thats say nine cents from this small counter is already very high profit margin. Damansara Perdana is a good place. Development projects there will get good response and command a premium. This developer is sitting on a 'gold mine' as far as property development is concerned. There is a glut in property now due to the down turn, but the boom cycle will come back.
Tis is written especially for Jolin Lai Chi Pet...2015 Annual Report indicates tat Mkland is sitting on a total of 456.34 acres of undeveloped land in Damansara in which 230 acres is in Damansara Perdana and the other estimate 227 acres located in Damansara Damai...These 2 plot of huge landbank if revalued today to my estimate are worth more than 3 billion compare to MK's market capitalisation of just only 440 mil by today's closing and tis is a huge discrepancy between its market share price and its intrinsic values...If u take an aerial look of Damansara Perdana on the map u will see vast green undeveloped land surrounded by four corners of successful township:- to the west(Kota Damansara), to the south(Mutiara Damansara), to the north(Bandar Sri Damansara and Sunway Spk Damansara), the the east(Empire City and Mont Kiara to the far east)...The spillover effect from the four corners will only bring tremendous values to Damansara Perdana in the future...Another main attraction is the Empire City Shopping Mall which will be ready by end of tis year which they claim is even larger than Mid Valley...the next MK's stronghold is its 227 acres of landbank in Damansara North tat is Damansara Damai...Though it started as low cost development years ago, Mkland has changed its strategy to build medium to high end development to bring up Damansara Damai currently with its launch of serviced apartment Suasana Residensi...these 2 plots of precious landbank are the biggest ultimate undeveloped landbank in Damansara still owned by Mkland the rest are fully well developed by other renown developers...We can draw a conclusion here tat many developers will be eyeing tat remaining undeveloped Damansara Perdana land in the future and they have to pay a very high price for that due to the scarcity of land in Damansara...Hence Mkland's real intrinsic value will be unlocked finally only god knows when...the fortune is already written in MK's balance sheet we just need some catalyst to unlock it...Ur patience is virtue Jolin Lai Chi Pet!!!
