Just sold half after ex dividend...then slowly acquired back when it plunged to 0.34-355...Bought back because its land sale to Empire mammoth last yr for 82 mil might be reflected in tis 2nd qtr fin result...net profit fm the land sale I estimated is at least 50 mil...after minus admin n misc charges could be around 40++++ mil net profit alone haven combine profit fm operation...So 2nd qtr might post one time bumper profit....dividend 2 sen hopefully
Bear in mind tat MK acquisition cost of DAMANSARA PERDANA was very very low 30 yrs back...So any sale of tis land will bring bumper profit...Damansara damai land acquisition cost was much much higher...
It is reported in Edge tat Its 55 acre of setiawangsa is selling at a price tag of 200 million...and there are potential buyers for it...It is a matter of time they will close the deal soon...Just imagine a whopping 200 mil will deliver a big boost to its balance sheet...at least 5 sen dividend for sure...I believe Mk acquired the land at very low cost around 60 mil...So we can expect at least 130 mil of NET PROFIT sufficient to pay u 5 sen dividend in the future when sold...If its Setiawangsa land can fetch so high price nowadays, think of how high its Damansara Perdana land could have soared...it is a shame Mkland is still traded below 0.40 when it is sitting of huge tract of valuable n expensive land, when revalued will a kick and tight slap to your unconvinced face...it is time to wake up!!!
U are wrong nick...Mkland is very cash rich internally...Aside fm the cash needed for operation n development they still 've plenty to declare dividend...just sit tight and don sell yea...
SO WHAT if its current 2nd qtr earning falling...At 0.370 it has priced in all calamities and bad news in the future as Mkland is supported by huge assets n massive landbank with RNAV of at least 2.00 per share...discount of at least 80% off with net cash position...Anyway Jolin, I m willing to buy all ur shares if u are willing to sell even at 0.370...Cos I believe in the long term values of its 5000 acres landmark especially its Damansara Perdana land tat is appreciating fast and furious...Earnings can change due to market cycles BUT assets and land will remain constant n rising n rising overtime...Do u understand tat Jolin Lai Chi Pet...How many time I need to teach u babe...
1 sen dividend gonna be announced in March...So total of 3 sen dividend is sustainable for 2016 contributed by previous land sale...Mustapha is more happy to declare more dividend as he is holding up to 40% stake while Kasi 19% SO dividend is a strategic way to reward themselves to make sure money flows into their pockets as major Sholders...
There is still bright prospect for Mkland to survive in tis weak property market...It is its 55 acres Setiawangsa land in KL tat is putting for sale right now wit a price tag of 200 mil...IF tis land is sold in the near future then it will bring in steady net profits for at least 2 yrs to come with higher dividend declaration...So in order to cover its earnings weakness in the coming qtrs to come, tis setiawangsa land must be disposed fast to strengthen its financial performance in the near term...hopefully the land can be disposed by tis yr to bring in the 200 mil to reward shareholders with dividend...It is still a BUY for me at current price...RNAV 2.00...more than 80% discount...it is like you r paying only 20 cents for a dollar bill to own their assets n landmark with zero debt burdens haha! Isn't tat cheap fire sale!
Kktom...Chi Pet is selling his all his shares in Mkland...watch for great bargain soon...Anyway I still believe they will declare 1 sen dividend tis mth n 2 sen final total of 3 sen same as last year...
