yesterday i buy 10 lot at rm 1.6 .... dont know is the right time to buy or not ..... pe above 20 currently is quite high for me

Thats inaccurate, if you look at attributable income, its on par with KLCC etc.

KitKat Chocolatory opening that day long queue for the goodies. Overall foot fall at MVM and TGM are still very impressive. Unfortunately no asset addition like other REITs.

Some retail space is vacant... The previous PaoXiang bak kut teh lot been empty for 6 months now.... Has never seen any vacant lot in Mid Valley for the past 8yrs working here...

IGB Real Estate Investment Trust’s (IGB REIT) net property income in the fourth quarter ended Dec 31, 2016 (4QFY16) rose 13% to RM91.48 million from RM81.23 million a year ago, on higher rental income and lower utilities and property upgrade expenses.

For its second half ended Dec 31, 2016 (2HFY16), the trust declared an income distribution of RM150.3 million or 4.3 sen per unit, payable on Feb 28, versus 3.72 sen in the same period last year.

Its quarterly distributable income amounted to RM79.66 million, compared with RM61.22 million a year ago.

Net profit was up 32% to RM70.29 million from RM53.13 million previously, while revenue rose 3% to RM125.654 million from RM121.433.

IGB REIT good REIT. Low gearing, increasing net property income, good properties valuation and good management too. Eager to pick more after distribution ex-date and also at an ideal price.

Also when South Mid Valley in Iskandar Region is added into IGB REIT portfolio in 2018 or 2019.
Its share price and distribution will get increasingly high and more.

IGBREIT only distribute dividend half yearly. The next distribution will be in Feb next year.

samk properties price in Malaysia keep dropping these few years... too many unsold units .. my 550k condo renting out for only 1800 per month yielding 3.9% only... not included the maintenance fee that i have to pay... 1800-300( maintanance fee_= 1500 yielding 3.2% only... i think its better to buy Reits cos its yielding 5-6 percent.. and the best part is you dont need to worry about the tenants from hell who dont want to pay the rent in time and once they leave , we have to look for another tenants as well.. few months without rental and need to pay agents 1 months rental if they find a tenant for you...and we dont need to pay capital gain tax from Reits... its better to sell your house and buy Reits..i recommend to divide it to 3 ... Sunreit IGBreit and Pavreit... you need to queue for 6-7 years to rent a shop in these malls... 99 percent full all the time

The question is, if you buy condo you are leveraging (borrowing money for investing, which is larger than the money you have at hand). If buy REITs without borrowing, the return may not be as good as buying houses. Disclaimer: I am very much into REITs investing too

Agreed with you @batman11. I like both property and REIT market. REIT having better yield and all other things just left it to the professional 1; Property have better leveraging (10x in Malaysia), just be careful of the holding power and cash flow. Both are having their advantages, anything just depends on your planning and what you want.
