I remember last time rental no need to add GST, so now all retailers will pay 6% less for rental + IGBREIT management will collect higher retailer's revenue since most consumer goods will have no GST now!

GST is taxed on consumer not businesses. So even if GST zero rated the benefit will go to consumers.

However, because consumer save on GST, 5.66% they have more purchasing power. With purchasing power, assumption is sales in shopping mall increases. Retailers will benefit. Indirectly because the rental is based on gross rental and base rental the gross element will increase due to higher sales. Hence shopping malls are expected to benefit.

However, consumer confidence is affected by many factors not only GST. There are also others such as economy, job security, exchange rate etc. Hence, while having said the above, the benefits to consumer is not as clear cut. Only time will tell.

Ya, for the short term, the 0 GST is more like a 'booster' jab, the "feel-good" cheaper factor is there, it should boost some spending; for longer term, yes we will still need the economy, consumer spending power, etc etc...

陈玉麟估计,综指下半年走势艰难,恐怕无望再回到1896点的高峰水平,若爆发贸易战,综指还可能会跌破1600点。

“外资一直在卖,只靠本地机构是很难支撑综指的表现。”

基于下半年股市展望惨兮兮,冯廷秀建议投资者先站在场边观望。

“我们不像雇员公积金局,投资是必做的事情,因此如果没有必要,就先暂时不要投资。”

他说,投资者都在等待下个转捩点,等待股市复苏,但目前似乎还看不到踪影。

周五,综指以1665.04点开跑后,随即跌至1664.69点的全天最低点。

惟随后逐步攀涨,在上午11点05分,突破1700点的门槛,写下1701.65点的全天最高水平。

午盘后,综指呈窄幅波动格局,最后收在1691.50点,全天大涨25.82点,或1.55%。但全周而言,综指仍滑落2.65点,或0.16%。

针对周五走势,冯廷秀和陈玉麟均认为,这是季度的橱窗粉饰效应,好让次季划下一个完美的句点。

Was considering to sell as well Tipster, then i realised that this quarter april to june results yet to come out & the following 3 months July to sept free tax holiday also yet to come out. While prices have been on the uptrend the increase in prices for IGB reit may not be reflective of the better performance this year as there are strong catalyst for possibly the next 2 quarter. On 4th Quarter, i understand Southkey megamall is going to open which has yet to be injected into IGBReit. But if the mall is successful then there is potential catalyst for IGBREIT for the years ahead. In the meantime holding on to the share at current price yields a return of 4.74% which is above the FD rate of most banks.

Value of investment properties is teh among highest after klcc

High occupancy

Steady dividend

Simple and easy ...just 2 good shopping mall only

The share price is already agree follow the contract sign

Even consumer spending higher .....its good for teh tenant .....but igbreit same only

Unless next round of new tenancy agreement ....then can negotiate higher rent due to improve tenant biz
