950 meter (from Tropicana 218 to Penang Times Square) you say far, really nothing to say.

I walk to work also further.

The location is not the problem, question is the reputation and if people trust that reputation.

No idea, its cheap enough to buy and i like its lands and project in Selangor, i think the latent demand form people who wanted to move overseas, or people overseas coming back is there, and they will buy the Tropicana areas.

The Malaysia Baru factor is there, will take some time to kick in i think.

Tropicana 218 land,in 1993 my fren's fren bought it at 1 mil,sold the land to Tropicana for 8 or 9 mil in sometime around 2010.my fren told me he should buy the land instead of buying apland 1 mil shares at 2.50 and sold all at 16cts only

Glove business(Tan Sri Lim Wee Chai aka TopGlove) can fetch PE 30-40 whereas property PE<10 why not give a consideration pls ask your bankers origins?

ahbeng you are right. Shareholder is disposing shares so that Tropicana can buy back to support share price. I believe the major shareholder is having a tough time supporting share price. That is why he disposes to market and have share buy back to prevent breach of public spread. Should be able to see this trend for next few months.
