Looking ahead, EUPE has an exciting lineup of new projects that will further strengthen its position in the market. One of the most anticipated is Circadia @ Belfield in Kuala Lumpur, a major development with an estimated GDV of RM1.2bn, scheduled for launching in 2025. Another key project is Edgewater, which is set to be the largest development in the Northern Region with a GDV of over RM700m. This project is expected to be launched in 2HCY24. EUPE recently acquired a 2.46-acre land parcel in Bangsar, where it plans to develop a high-impact project, further enhancing its portfolio within the prime vicinity.
We believe outlook for EUPE is highly exciting, driven by its robust project pipeline, which has a total GDV of RM3.1bn. Given the available banking facilities and cash reserves, we estimate EUPE has the capacity to handle a total GDV of over RM6bn, including both current projects and future developments, providing earnings visibility for the next 5-7 years.

1-Eupe has a total unbilled sales of 720 million for 2025
2-The annual EPS in FY 2025 will be at least > 26 cents.
3-Eupe has a net debt of 117 million which is very low if you consider the total unbilled sales of 720 million for 2025.
4-ROE=7.32%, cash flow from operation=18.8 million, EV/EBIT=5.74, NTA=3.40, Price/Book=0.32 .
5-PER=4.22, this stock is really undervalued.
6. Eupe share price shall hit above 2.00 in next few months.

PE is history, this junk profit margin is quite low in the industry. Look forward, the company profit margin is declining.

Everyday you want EUPE to go down to RM0.80 even it is RM1.13 now. Previously, it is RM1.00 you ask everyone to sell till RM0.80, but it is RM1.13, those directionless one listen to you and sell it at RM1.00, will you compensate those silly followers who most probably use their hard earned money. It is your responsibility to compensate them bcs you ask them to sell everyday. Not only 1 time but more than 20 times. You either is the enemy of EUPE or at very low Probability that you are "king of bursa". Either way, you should responsible for your unstoppable mouth to drag down the price. If EUPE can go up to RM1.30, you should keep your mouth shut unless you can compensate your followers loss.

very simple
1. Drop like mad when other property are flying to the sky, which probably means something is wrong but management covered up.
2. Profit margin has been dropping, lousy profit margin
3. EUPE property mainly in kedah, only some at KL, thats why no benefit from johor property theme.
4. Not even share buyback to support the price when sink way too much when other property stocks at sky high
In short, this stock is junk.

Land is cheaper in Kedah, so a plus point....There are many factors affecting the share price, so in fact, nobody knows for certain how a share price will move in the future, even in a short term.
